In this blog, we’ve talked about how important it is for real estate professionals to keep building relationships with homebuyers, especially with those who are not financially prepared and are just simply shopping for a condo or house and lot for sale.

But how would you know if your efforts will lead to something worthwhile? Just ask real estate professional Mark Francisco of Ayala Land Premier, who managed to successfully close his first property deal worth 58.6 million pesos.

Francisco, who is one of ZipMatch’s Top Brokers, recalled all the efforts he did leading up to the moment a client of his decided to purchase a three-bedroom preselling condominium unit at Two Roxas Triangle, Makati City.

A Professional’s Struggle

I started talking to my client in October of 2014. (I) Started showing lots from Nuvali but (my client) didn’t buy any one. I did a lot of follow-ups and but nothing happened. I kept (the client) informed and showed her the latest projects.

In between Francisco’s many attempts at closing a sale, it came to a point that his colleagues no longer believe that a sale could happen.

As the weeks go by, Francisco was already getting physically and emotionally drained from making too many attempts to close the sale. It was only natural that he would follow some of his peers in the industry, who would had given up at that point and move on to the next sales prospect. But not Francisco.

(Persistence), along with patience, plays a huge importance in this line of work. This industry will definitely question your capabilities, and will often try to make you quit until you do. (But) the industry will also mold the person you aspire to be. I saw a lot of educated and well-connected people who gave up and couldn’t take the pressure anymore. But only a few who would choose to experience a lot and push through, and will get rewarded greatly in the end.

A Career-Defining Moment

After a series of failed sales attempts, Francisco booked his client for another property viewing, this time at a showroom in Glorietta. Francisco believed that once he was able to make his client come the showroom, it’ll be cake for him to close a sale. He believes that he knows his client very well, and credits the strong relationship he established with his client from the first follow-up.

His hard work paid off. Francisco not only got the much-deserved sale, but he also managed to upgrade his client’s preferences from a two-bedroom unit to a three-bedroom unit in Two Roxas Triangle Building C and sold it for P58.6 million. Colleagues who knew about his efforts into the transaction, including his boss, did not expect the outcome.

Why You Shouldn’t Give Up

More than just the commission he earned from the multi-million peso sale, Francisco believes that the transaction helped cement his decision to stick with the real estate profession.

He also reasoned that despite the 3% commission he is set to receive at that time, he shares his happiness over fulfilling his profession’s noble purpose, which is to help find people to call their home.

That transaction proved that there is value to a real estate professional’s judgement, service and advice, and that is more rewarding to me than the commission.
