The Good - Located in Legaspi Village, BSA Mansion has a prime spot in Makati Central Business District. Aside from accessibility to main roads such as Gil Puyat Avenue and EDSA, popular shopping malls and banking institutions are nearby. Residents can enjoy the happenings Legaspi Village has: food joints, specialty market, art events, and parks.


The Bad - While BSA Mansion serves both as a condominium and a hotel, the condo and hotel units are mixed-up - they don’t have a specific floor designation in the building. In addition, the fitness gym is crowded with gym equipment which limits equipment-free exercises. Also, the unit density is high with 12 units per floor.


Property Management
The condominium has its own management through BSA Mansion Condominium Corporation. This 23-story condominium-hotel has two elevators that serve as passenger and service lifts. Although you cannot judge the development through its façade, it is noticeable that it needs retouch. The dark marks and cracks don’t lend an appealing look to this 15 year old building. Parking space is available in the basement area. A no smoking policy is implemented here. There is a specific provider for the different services in the condominium: PLDT for landline, Sky for cable and internet. The cooking system can be in electric or gas. A dryer vent is available in each unit for your laundry. There is a provision for a window-type air conditioning unit. The generator’s back-up capacity can accommodate hallway lights and small appliances in the unit. Furthermore, two establishments are located in the ground floor, Philippine National Bank and Spring by Ha Yuan restaurant.
Security
You are assured of twenty-four hour security in BSA Mansion although there are few visible security guards in the area. There is no guard even at the entrance and amenities. The frontline security guard is stationed in the reception area. The standard procedure of registration and submission of an ID card is implemented. Security cameras are designated in different common areas. Smoke detectors and water sprinklers come standard in each unit and common areas.
Amenities
The narrow lobby of BSA Mansion is due to the space shared by the bank alongside. The mirrors on each side give an illusion of space but the lobby remains cramped. The lighting is adequate for the area but limited seats are available for waiting guests. The reception area is small. The mailboxes are not well-kept; some are not fully closed with letters showing out. The amenities available are the usual ones, a swimming pool and a fitness gym. The pool doesn’t look appealing because of the dirty tile flooring. The fitness gym is well-equipped but the equipment occupies most of the gym, leaving minimal space for equipment-free exercises. The topmost part of the building has a grill pit with dining furniture and the maintenance area.
Unit Quality
For a condominium-hotel development, BSA Mansion falls short of expectations. The unit is dim because of the lighting provisions as well as the entrance of natural lighting. The layout looks dense for the unit type. The unit types offered range from studio, one bedroom, two bedroom, and three bedroom unit types. Each unit has a balcony.
Location
Situated in Legaspi Village, BSA Mansion is proximal to the perks of Makati Central Business District; premier shopping centers such as Greenbelt and Ayala Centers, top banking institutions, and other commercial establishments. The main roads are accessible to the area, and therefore transportation is convenient whether of private or public type.

Location is great - Greenbelt is just walking distance and if you are saving money on food, there are convenience stores on the street and a budget eatery behind the building. There is also a laundromat on the ground floor. We had a major drainage problem though. The building could use a little updating.
