The Good - If you are looking for a simple home in a quiet neighborhood, then Cartagena Suites might just be the home you are looking for. Surrounded by a peaceful residential area, tenants are sure to get the relaxation they are looking for in their home. Another great advantage in terms of location, is being near the central business district of Makati. Shopping for groceries or anything else will be a cinch. Plus, it is good that the developers and building planners thought of including a commercial area in the building that includes a laundry mat and a water station. The units, on the other hand, are affordable, quaint, clean, and simple. Moving in and interior decorating becomes easier for new tenants or unit owners because of the units’ neutrality.

The Bad - Something that may ward off potential renters and unit buyers is the building’s unkempt facade. Also, the building looks more like a dormitory than a condominium. For a low-end condominium, it would be better if the building was more properly maintained because that might be the deciding factor among renters and buyers. Inside, there are not that many unit sizes to choose from since the only available units are the studio-type and one bedroom type. For families of 4 or more, these unit spaces might be a little too cramped.

Property Management
Developed by Keys Realty & Development Corporation, Cartagena Suites is now about four years-old. From its facade, one can say that the four story low-rise is not well maintained. Limited open area parking slots with additional costs are available for tenants and unit owners but no guest parking is available. Some might be surprised since it is rare for condominiums to allow pets but Cartagena Suites does allow them inside the building and units. For cooking, electric or gas stoves can be used cooking. This is good because it gives tenants options on how they can budget their money for cooking expenses. To reach the upper floors, residents of the building have to use the staircase since no elevator is available. Although it may be harder on those living on the second, third and fourth floor of the building, a building with only about 60 units may not need one and it would only be difficult for the building’s management to maintain.
A guard keeps watch at the building’s entrance and oversees things in the other parts of the building via CCTV cameras installed all throughout the condominium. For a small area size, these security measures are enough to assure tenants’ safety. Fire extinguishers and escapes are installed in case fire breaks out in the property. But residents have to keep in mind that the hallways are tiny so fire drills and proper planning and organizing should be done to prevent any trouble.
The condominium does not have any amenities. The common area has a lobby and a roof deck. The lobby is not something to boast about because of its plain appearance and lack of comfort. But the roof deck is nice because it allows residents a place where they can dry clothes or just relax and get some fresh air.
Unit Quality
The small units make up for it with their simple and easy-to-design spaces. Also, because of the building’s lenient rules, unit owners have the option of having the rooms fixed and renovated. It would be more advisable though, that only singles, couples, or only families of three live in these rooms because of their smaller areas. The rest of the building design and lay-out is smaller in size but uncomplicated. The small hallways can be dangerous in emergency situations but proper plans and measures can be used to counter potential problems. There are no embellishments to speak of because the building is aimed more at use, practicality, and affordability.
Being inside a residential neighborhood, residents in the condominium can expect a peaceful area. But walking around during night time may be dangerous because of all the dimly lit streets leading to the condominium. Despite this, one of the great things about the building’s location is that the building is near the Makati central business district which has everything a yuppie, couple, or family might need or want.
