The Good - Cityland Makati Executive Towers lies along Buendia Avenue, thus its location is its foremost asset in enabling its residents unlimited access to all the hotspots in Makati. The ground level of each tower are commercial areas, making it easier for the residents to access everything they need.

The Bad - Cityland Makati Executive Towers’ location is notoriously known as a flood-prone area. There are reports of flood reaching the lobby area of the condominium, given that the building is already elevated above ground. Some residents complain the noise coming from the Philippine National Railway Buendia Station. There are incidences of some unknown residents tossing garbage from their balconies, thus hitting some pedestrians below.

Property Management
As a property manager, Cityland Group of Companies is lenient with its condominium policies. Generally, they allow the use of either gas or electricity ovens for cooking. On the other hand, they may have limited the subscriptions a tenant may avail for cable TV, but for landline and internet connection, any service provider of your choice is allowed. The Makati Executive Towers is pet-friendly, but they only allow small sized pets within the premises.
The security is tight within the condominium. Aside from CCTV security cameras placed in the common areas, their security personnel are dedicated in maintaining the security of the residents. Aside from roaming guards, some security guards are stationed at each entrance/exit of the condominium. Visitors won’t be granted access to the residential floors unless they follow the security protocol.
Each tower has its own amenities located at the penthouse level. They basically have the same set of amenities; a swimming pool, a gym, and a function room. Some towers have space for a play area for children. Tower I’s amenities include a small swimming pool, a function room, and a gym. Tower I’s gym isn’t well-maintained, with some gym equipment left lying around the cramped gym. Meanwhile, Tower II amenities are an adult and kiddie pool, a gym, a function room, and a children’s playground. Tower III and Tower IV both has a roof deck pool, a children’s playground, a spacious gym, and a function room.
Unit Quality
Generally, each tower are the same in their layouts. For 1BR and 2BR units, a partition serves as a divider between the living area and the bedroom. Tower III and Tower IV have partial room dividers, thus the good ventilation within the unit. Tower I and II have full room dividers. An unfurnished unit has several fixtures installed; a kitchen countertop, some overhead cupboards, and a narrow cabinet. All of the units have their own balcony.
Cityland Makati Executive Towers is located along Buendia Avenue, making it a convenient location for professionals and families. Nearby are universities, various office buildings, entertainment hubs, grocery stores, and malls. Noise is one of the predominant complaints among the residents as the towers are located near the Philippine National Railway Buendia Station. Also, the towers’ location is notoriously known for flood occurrences during heavy rain.

u should buy a 1 br+ unit here for rent. cheap good location easy to lease out. 2017-07-05 i updated the rating since tower 3 installed 3 CCTV each floor and aircon in the lobby

If you cannot handle a noisy environment then look elsewhere. I have lived here for one year and I am surprised that the noise no longer bothers me. And earplugs are cheap in Ace hardware :-) I have seen some flooding but it never reached the lobby nor did it last more than a couple of hours. The building is (so far) clean and well maintained. Monthly dues are well used for this plus keeping the pool clean. Some residents won't follow rules about throwing trash (mostly cigarette butts) from balconies or not cooking with door open, but I doubt this is unique to to this building. Never had a brownout and never had issues with water supply. Sometimes the elevator is full but that only shows that the occupancy is high. I feel safe here and can handle the minor irritations (jeepney barkers yelling at 5am). But if it is peace and quiet you want, this is not the place for you. It's a lively area for sure. We could not find anywhere else in Makati to match the price per square meter for 2 bedrooms.

I was supposed to rent a unit here but decided against it because of the volume of people in and out of the building and the flood during typhoon season. The rental price is competitive and the access to public transpo may be its main advantages. It's a relatively new building but I don't think it's being maintained well.
