The Good - Residents do not need to worry about electricity failure because the building has a 100% generator back-up in case of a blackout. Security is 24/7 and the lobby is manned by a concierge and security personnel. Small pets are allowed in the building. There are lots of parking space. Three basement and 4 podium parking areas are allotted for tenants of building. The building also has a choice of amenities.


The Bad - In the lobby, there are only a few seats available for guests and tenants. Only window type air-conditioners can be installed in the units. Big pets are not allowed in the building.


Property Management
From outside, the building looks well managed. With regards to pets, only small breeds are allowed. Gas or electric stoves can both be used for cooking. For ventilation, window-type air-conditioning units can be installed. A 100% backup generator is available in case power outages. Construction is allowed with management’s consent.
Security
Like its sister building, Classica I, Classica II also has 24-hour security with guards and surveillance cameras monitoring activity at the main entrance and common areas of the condominium. However, the concierge is not available around the clock. Fire alarms, smoke detectors, sprinkler systems, hoses, extinguishers, and exits are in good working condition and can all be used at any moment’s notice.
Amenities
The amenities include an indoor lap pool with a sun deck, a sauna, a fitness center, and a function room. They look clean, well-maintained and appealing to use. The lobby’s space is limited, but has a comfortable vibe although furnitures and chairs are very minimal. The elevators are well-kept. Lighting in the all the common areas are good, too.
Unit Quality
Classica Tower II’s units are more spacious and modern than its sister tower. They can fit about 3 to 5 people. Again, renovations and repairs are allowed with the management’s consent. With only 8 units per floor, you can expect less noise from your neighbors. The walls and furniture in the units are all in good condition. The amenities are complete and safe for tenants to use.
Location
Located in Salcedo Village in Makati, Classica Tower II is well-situated and within walking distance to the variety of business, commercial, retail, and entertainment centers in the area. The sidewalks in the front of the building are quite busy since many offices and other condominiums are in the surrounding area. The street is also a little bit cramped.
