The Good - The best thing about Doña Angela, apart from its convenient location, is its newly renovated available unit. Although it is still unfurnished, the 2BR unit is spacious. Even though it has two bedrooms only, it can probably accommodate a small family of 5 or less. The unit inspected has just been renovated — the tiles are all new, the walls are newly painted, and new cabinets and drawers have been installed. The other units have 1 bedroom, 2 bedrooms, or 3 bedrooms. Another good thing about the building is that it is low density with only 4 units per floor. Each room has its very own fire escape near the kitchen and the maid’s quarters. All the rooms have a spacious balcony. Pets are allowed in the building, but sometimes it also depends on the unit owner’s preference.

The Bad - The lobby, hallways, and elevators are not in good condition. The elevators are small with glaring lighting. The hallways are also not well-lit and a little dirty. The lobby is also just small with only a few chairs for guests or tenants. The unit is unfurnished. New tenants have to buy furniture and appliances for their home, which is quite costly and may take some time.

Property Management
The building is already 35 years old. One can see from its facade that it is an old condominium. You can also tell that the common areas like the hallways and the lobby are not that well maintained. Either split type or window type air-conditioning units may be installed depending on the unit owner or management. For Internet services, a future tenant can choose between PLDT and globe. They have Sky cable for cable services. Either gas stoves or electric stoves can be used for cooking. Pets are allowed, but sometimes it still depends on the unit owner if he or she will allow it. Construction and renovation are allowed in the building with the management’s consent.
Security and safety in the building are good. Fire precautions like automatic alarms, sprinklers, hoses, extinguishers, and exits are well maintained and always ready to use. Actually, each unit has its own fire escape so exiting the building becomes easier for residents. The main entrance and lobby is guarded by security personnel. Surveillance cameras also monitor the lobby, hallways, and elevators to record any suspicious activity that may threaten the residents’ safety.
The lobby area is a little small. The lighting is stark and the same goes for the elevators and the hallways. These common areas look really old, quite dirty and not well maintained. Apart from these common areas, the building does not have any amenities.
Unit Quality
The units are good. Not only are they wide and spacious but they also have their own balconies, fire exits, laundry areas, and maid's rooms. Each time a unit is vacated, the unit owner or the management has it renovated and cleaned up. Since the building is old, the design of the units is big and there are only a few rooms per floor. This lessens overcrowding in the small elevator and the noise from other units. Although the walls themselves block out the sounds so disturbances don’t really become a problem between units. Renovations can also be made by new tenants with permission from the unit owner or management.
The tower is conveniently located in Legaspi Village in Makati’s central business district. Commercial, business, shopping, retail, food, and entertainment centers are all around and just a walk away. Parks and museums are also near the vicinity so families and even individuals have many places to go to near their home. Walking becomes the main form of transportation and is made easier by all the accessible sidewalks and pedestrian lanes. But of course other forms of transportation like taxis, jeepneys, and buses are also available in the area.

Seems like the people who hate this place are renters.. and with all things, if you have a bad landlord, you have a bad place to live. For the record, I own and I love the place!
