The Good - Touted as one of Bonifacio Global City’s most luxurious addresses, Essensa Private Residences is a two-tower condo boasting some of the biggest condo units anywhere in Metro Manila. It has a low-density floor layout, with only a maximum of four, 300-sqm units per floor boasting ceiling heights of 9 feet, while its 538.11-sqm penthouses boast ceiling heights of 10.5 feet.


The Bad - While situated in the serene part of BGC, Essensa is far from the premier commercial establishments in the area.


Property Management
The property management of Essensa does a good job overseeing the condo’s maintenance. The amenities and common areas are well maintained and immaculately clean, and staff attending to residents’ needs.
Security
Security personnel are polite and are present at the condo’s gates and lobbies’ entrances. However, no security guards or property personnel are present at the pool area during the time of our visit, which may present a security issue.
Amenities
Essensa’s common areas, from its lagoon-type swimming pool, heated indoor lap pool, gym, and Jacuzzi, to gardens, playground, gym, function hall, luxurious lobby, and hallways are clean and well-maintained. With only 236 units for the entire development, only a handful of residents will ever use these amenities. Both towers also have their own helipads.
Unit Quality
Essensa offers residents units with generous floor plans and high ceilings (9 feet for standard units and 10.5 feet for penthouses). The standard unit’s master bedrooms are amply spaced at 55.88 square meters, while the other two bedrooms boast space of 32.67 and 28.53 square meter. Living areas have maple veneer wood flooring, painted ceilings, and Italian switches and wall sockets, while the gourmet kitchen has Italian granite floors and countertops, SubZero fridge and freezers and Miele dishwasher, oven, and stove tops. All units also have a separate service kitchen.
Location
Although its location is good if one favors quiet urban living, Essensa is located quite far off from BGC’s lifestyle and leisure areas. It is a few minutes’ drive from Burgos Circle and Bonifacio High Street to the north and McKinley Hill to the south. However, the airport is easily accessible through Lawton Avenue.

Currently, the company is managing 50 buildings in the metro, including well-known institutions such as the Asian Development Bank complex in Ortigas Center and Makati Medical Center. On the development side, Century Properties pioneered the concept of fully-fitted and fully-furnished (FF/FF) units, making this a standard industry practice. In 2012, the company made P21.4 billion in pre-sales, exceeding its target of P20 billion and marking a 16.6 percent increase from P18.4 billion from 2011. Century Properties is scheduled to complete and turn over several projects in 2013, including Gramercy Residences and the Knightsbridge Residences , which have over 1,400 units and 1,300 units, respectively. The first three towers of the 7-tower Azure Urban Resort Residences in the Bicutan/Parañaque area will also be finished, with a total of 1,889 units of ready for occupancy this year. Century Properties reported revenues of P7.2 billion in 2012--more than doubling its 2011 revenues of P3.5 billion--because of robust sales for its real estate developments. By the end of 2012, the company completed work on 21 condominium towers (5,560 units) with a total gross floor area of 669,857 sq m.
