The Good - Grand Soho lives up to its name with its grand common areas and units. The condominium provides 100% generator backup during power interruptions. They also offer various amenities such as a swimming pool, a children’s playroom, and a fitness room.


The Bad - The main lobby is wide and has good lighting but it has very few seats to accommodate guests. The rooms are not well-maintained. Although, the units they offer are fully furnished, the furniture they provide are not of good quality, so new tenants might have to ask the management to change them. There are no parking slots that guests can use.


Property Management
Developed and managed by Century Properties Group Inc., in cooperation with the United Coconut Planter’s Bank, the Grand Soho is one of the newest residential condominiums in Makati. Pets are allowed except in the common areas. Renovations in the units are also allowed as long as there is permission from the management. Only electric stoves can be used for cooking as this is done as a fire safety precaution. Split type or window type air-conditioners may be installed in the units.
Security
There is 24-hour security in the building through the CCTV security cameras monitoring the common areas, and also the guards stationed at the lobby. The concierge is available 24/7 so any concerns may immediately be addressed. The building is prepared for fire emergencies with its well-maintained alarm systems, smoke detectors, sprinkler systems, hoses, extinguishers, and exits.
Amenities
The lobby is wide enough but it lacks chairs or couches to accommodate more guests. The amenities like the pool and the fitness gym are in good order. They look clean and well-maintained. The hallways are well lighted while the elevators are clean and still in great condition. Three elevators are available in the tower, one of which is a service elevator.
Unit Quality
The units are themselves are simple and big enough for up to about 4 people. Some of the furniture are worn out, so the new tenant may have to request either new ones, or buy some for themselves. Renovations can be done as long as there is permission from the management.
Location
Located within the bustling Salcedo Village, expect busy streets once outside the premises. The streets are a bit narrow so congestion sometimes occurs and this may be a nuisance for some. But even with these setbacks, the location is still ideal because several prime business, commercial, retail, and entertainment centers can be found near and around the area.

the unit itself was very well- kept and appealing. the full kitchen had everything we needed to enjoy home- cooked dinners, and the although the living room was just a bit small for a family of 5, the view on the terrace more than made up for it. the bedroom upstairs gave me some needed privacy as well. the location is near every nice aspects of makati- greenbelt, the ascott, glorietta.

Currently, the company is managing 50 buildings in the metro, including well-known institutions such as the Asian Development Bank complex in Ortigas Center and Makati Medical Center. On the development side, Century Properties pioneered the concept of fully-fitted and fully-furnished (FF/FF) units, making this a standard industry practice. In 2012, the company made P21.4 billion in pre-sales, exceeding its target of P20 billion and marking a 16.6 percent increase from P18.4 billion from 2011. Century Properties is scheduled to complete and turn over several projects in 2013, including Gramercy Residences and the Knightsbridge Residences , which have over 1,400 units and 1,300 units, respectively. The first three towers of the 7-tower Azure Urban Resort Residences in the Bicutan/Parañaque area will also be finished, with a total of 1,889 units of ready for occupancy this year. Century Properties reported revenues of P7.2 billion in 2012--more than doubling its 2011 revenues of P3.5 billion--because of robust sales for its real estate developments. By the end of 2012, the company completed work on 21 condominium towers (5,560 units) with a total gross floor area of 669,857 sq m.
