The Good - “Excelsior” is a Latin word for “higher,” so Greenbelt Excelsior fittingly works to provide a higher standard of condo living. The condominium is well-kept. The service staff and the security guards are properly trained, as evident by their service. The unit is bigger than the standard modern cuts.

The Bad - : In ratio with the building’s residential capacity, the 35-story Greenbelt Excelsior has small pools. In addition, there are no lifeguards in the pool area, so safety is a concern. Also, the fitness gym is overcrowded with equipment.

Property Management
This three-year old Greenbelt Excelsior is one of the developments of Megaworld in Makati. The staff is courteous and prompt with their assistance. Inquiries are well-accommodated through the 24-hour front desk service. Announcements and notices are posted on the bulletin board. The Excelsior management is actively engaging with its residents on different activities especially on Holidays. For other conveniences, the parking space has multi-level slots: two-level basement parking and three-level podium or extension parking. There are two high-speed passenger elevators. Small pets are allowed in the premises. Generator back-up can accommodate the common areas and some small appliances in the unit. The management is open to any service providers for the landline, cable, and internet. Cooktop is in electric type. A dryer vent is available each unit.
Greenbelt Excelsior has visible roving and stationary guards around the clock. Entry points are controlled. Registration is done at the outside security post before you can enter the building. Security cameras are placed in the common areas. A centralized warning panel indicates an emergency occurrence in the building. Emergency speakers are placed in the parking areas. Each unit has smoke detectors, fire sprinklers, and door peephole for additional security measures. With regard to amenities, although the swimming pools have brick-like tiles around the area for accident prevention, there are no lifeguards on post.
Greenbelt Excelsior’s lobby will welcome you with its simple elegance. Its modern and polished look will give you a hotel-like feel. Although it has low lighting, the high ceilings, tall curtain glass frames, and choice of furniture pieces and decors of the lobby only adds to the luxurious impression. The lounge area serves as the lobby’s centerpiece. The reception counter is also accessible here. At the seventh floor, different amenities are located. For your swimming recreation, a 12-meter lap pool with a paved pool lounge and a kiddie pool are available. Male and female shower and changing rooms are also available. For those who want an active activity, a fully air-conditioned fitness gym with top of the line equipment awaits. And for laid-back relaxation, residents can avail of a massage room and sauna rooms.
Unit Quality
The units in Greenbelt Excelsior are bigger than the standard size of modern condo units. The studio type is 36 square meters, the executive studio is 46 square meters, the one bedroom is 55.7 square meters, and the two bedroom type is 72 and 82 square meters. Units are turned over pre-furnished so residents can move in quickly. A balcony is included in the studio and one bedroom unit types. The layout is spacious, allowing you to personalize your desired unit appearance with ease. Ventilation is adequate, but the unit looks dim.
Situated in the Greenbelt district, Greenbelt Excelsior is a prime spot in Makati. Glorietta and SM Makati are in proximal area. Main road including EDSA, Makati Avenue, Ayala Avenue, and Gil Puyat Avenue are accessible. Parks are nearby such as Washington Sycip Park and Legazpi Park. LRT 1 and MRT are accessible too.

Same with the projects along C. Palanca St. in Legaspi Village, Greenbelt Excelsior's main attraction is its location. just minutes from the Greenbelt Mall, the Legaspi Park and majority of the offices in Makati (definitely a plus if you work nearby). The building is relatively new so I could say that the units as well as the amenities are still in top condition. Been able to view several units that were renovated and designed well, and those were really special. Prices of units here are just the same with the surrounding projects, as driven by the market. So given that it's new and in a convenient location, value-for-money-wise it's a good investment or place to stay at.

The condo was large, clean and comfortable. The kitchen was well equipped with a full sized fridge & cooker. Comfy bed, good choice of TV channels, large dining room table, and a balcony with a view! Tiny bathroom but very convenient to have a washing machine and dryer in there. There was a small gym and a small clean pool that I used every day. Never saw anyone else go in the pool although the gym was used by others. Condo building is in very safe area with convenience stores, bars, restaurants and Ayala Mall nearby. The reception and security staff at the condo were friendly and helpful.
