About This Project

The Knightsbridge Residences, also known as The Knightsbridge Residences at Century City, is a high-end residential skyscraper to be constructed in Makati City, Philippines. It will be the second of several building projects to be built in the new Century City area along Kalayaan Avenue.

Upon completion, it will become one of the Philippines' tallest buildings. The Knightsbridge Residences at Century City takes its name after the most expensive neighborhood in London, Knightsbridge.

Planned to be more than 50 storeys high, the owner and developer Century City Development Corporation is now pre-selling units for a 60th floor, and is still subject to increases depending on demands for more units. Based on 60 storeys, the building will have a total height of 220 meters (721.8 feet) from ground to its architectural top.

The Good - The Knightsbridge Residences is located near Makati Avenue, home to different entertainment hotspots in Makati. Nearby are different access roads leading to major highways in the metro, thus ease of access to various places in or out Makati City.


The Bad - Large families may not appreciate the small cuts of the units; they may opt to combine units to maximize space. On the other hand, roads nearby Knightsbridge Residences may not be accessible due to heavy traffic around the area during peak hours.


Property Management
The Knightsbridge Residences was named after the most expensive neighborhood in London. On the other hand, its property management has been keeping the building well-maintained. Its policies are lenient, virtually allowing any service provider of choice for utilities. Moreover, pets are allowed inside the condominium. To prevent gas-related accidents in the building, the management restricts the residents to use electricity only for cooking purposes.
Security
The security is somewhat lenient in Knightsbridge. The security personnel at the entrance attends to the residents at the drop-off point, without checking out walk-in visitors. Aside from the installed CCTV surveillance cameras around the condominium, residents have their own access card to be able to enter the facilities in Knightsbridge.
Amenities
The Knightsbridge Residences promises a European lifestyle for its residents. While it is true that its lobby is vast with round-the-clock concierge service, some of the concierge aren’t welcoming to the guests. The library offers an expansive selection of reads. There’s an outdoor pool with a jacuzzi. The pool is expansive given the size of the pool area. Indoors, you can find the playroom, gym, and the arcade area. The playroom is large enough and rubber matted for the children’s protection. The fully equipped gym has its own trainers available for your fitness needs; they do not allow outside fitness trainers in the gym. The Knightsbridge Residences also has an expansive dining area, a spa, and an observatory.
Unit Quality
The Knightsbridge Residences offers studio, 1BR, and 2BR units. The Knightsbridge offers bare or fully-fitted units according to the resident’s preference. A typical studio unit will be sufficient for a single professional working in Makati City. The units are smaller in cut, so basic appliances and furniture will fit reasonably inside the unit. In the unit, all floors are made of wood laminate. You may opt for their interior design option as well. In Knightsbridge, units may be combined depending on the buyer’s preference and the availability of the units to be combined. An estimate of 20 units will be sharing a floor, but this could be less due to combined units. Residents are suggested to use minimal appliances to maximize the space within the unit itself.
Location
Surrounded by various educational institutions, upscale shopping malls, entertainment districts, and different head offices and contact centers, Knightsbridge Residences in Makati is an ideal location for the urbanite seeking a home in the center of it all. Residents may enjoy nearby establishments such as the A. Venue Mall and Century Mall, as well as the entertainment district of Makati Avenue. Nearby major roads found near the condominium are Makati Avenue, Ayala Avenue, J. P. Rizal Avenue, and the like. However, during peak hours and weekend events, the surrounding roads that lead to and from Knightsbridge Residences are congested. On the other hand, it is fairly easy to commute in and around Makati due to the availability of multiple modes of transportation within the area.

My 10 months of living here was great, and I felt like I got really good value for money. I am only writing this review, because this is now the 6th week that drilling has been continuing 3 floors above my unit. They literally put a construction site on the top floor, and the renters paying the highest rent have to live in their units with ear plugs. My agent has already lost several clients due to the noise. I have lost plenty of sleep, and weeks of lost work (I work in my unit) due to the noise. In the top units the noise goes up to 90 db. As well, if you live on the lower floors facing the gramercy you will be continuously woken up at night from the 24/7 construction next door. Many people in the building shower with no heat, cause the water heater tanks die after 6 months, and good luck getting engineering to fix anything. I had to shower in the dark for 3 months, because it took engineering 6 visits and months of intense complaining to management to fix the lighting in my bathroom. The finally did only to have some of those lights go out again a month later. The concierge team is really good and attentive, security is good and amenities are pretty good. The views from the units are amazing, and you get pretty good value for that.....that is until you need to get management involved. There are some small things management has acted on, for example extending the time the dining room is open until. However building a restaurant on the top floor for the past 2 months without providing any compensation, right above your highest paying customers is extremely inconsiderate and really shows where upper managements priorities are. I would discourage buying a unit from century properties, especially Knightsbridge. If you rent however, I recommend getting a short term lease.

The MM Yu painting in the lobby caught my eye as well as the other decors. The guards and concierge were very courteous but I noticed that there was high foot traffic in the lobby as well as outside the building. The units were spacious and well-built. Fittings were modern and clean. Nothing fancy. The large windows allowed enough light to enter the room. I haven't visited the amenities but I heard they have one of the best. I like that It's conveniently a stroll away from Century City Mall, a place where foodies would love to hang out, given the unique restaurants and cafés.

I liked that there's a designated key card for residents, which reinforces the safety of the people staying in the building. There are also various amenities that you can use including the library and game room. I also liked that the mall is a few steps away from the condo. There's a lot of shops and restaurants nearby. However, am not really a fan of the dreary and narrow hallway. Not sure, too, if the exterior building gets cleaned regularly. The windows were dirty and you can see thick dust coating it.
