The Good -

If you’re looking for a peaceful and laidback residential condominium in Makati, you should consider Le Domaine. With its low density of four to eight units per floor and its location at Salcedo Village, this condominium is a refuge from busy city life.

The Bad -

The amenities in Le Domaine including the pool and Jacuzzi need minor renovation. They are also small in terms of size.

Property Management

This 20 year old Le Domaine is in fair condition. It would be better if the façade and some white walls in the building will be recoated, though. Parking spaces are located in the basement and the podium or multi-story parking. One service and two passenger elevators are operating in the building. In case of power shortage, a backup generator can accommodate hallway lights and small appliances in the unit. Any service provider is allowed for cable and internet but PLDT is required for landline. Residents can choose between a gas or an electric cooking system. Air conditioning unit can be in window or split-type. And to the delight of pet-lovers everywhere, the management allows pets in the condominium.


Le Domaine is one of the few high rise condominiums that has a gated entrance. Security is around the clock. Upon entering, guests are required to register and to give an ID card to the receptionist. There are few guards visible in the vicinity and no lifeguards stationed in the pool area. Security cameras are situated strategically within the building. Fire safety products such as fire extinguishers are placed in different common areas. Standard fire prevention installations, including smoke detectors and water sprinklers, are available in each unit.


Le Domaine projects a classical look through its design and decors. A noticeable metal piece chandelier seems to be inspired from the classical period. The lobby has a combination of contrasting colors with brown ceilings, yellow washed-out wallpapers and low lights, making it look more vintage. However, few seats are available in the waiting area. Hallways have ample space for ventilation and ample natural lighting. For recreational facilities, a pool, a jacuzzi, and a well-equipped gym are available in the roof deck. Though there are no major noticeable damages however, the poolside has cracks, while the jacuzzi has yellowish parts. The size of the amenities is small. Several potted plants adorn the roof deck along with a table set for relaxation. The function room can also be used too with a fee.

Unit Quality

The unit is semi-fitted with built in cabinets and kitchen storages such as cupboards and drawers. The walls are made up of gypsum board, which is light yet sturdy. The windows are not enough to provide a breathable and bright space. Also, the unit is dim because of a lack of natural lighting. The layout is spacious. Le Domaine’s unit also has a balcony.
