The Good - Standing at a prime location in Makati’s Central Business District, Le Grand offers a major spot of living in Salcedo Village. Near Le Grand are various establishments offering different services to suit the needs of its residents.

The Bad - Some of its common areas aren’t maintained well. The lobby’s furniture seemingly became an infestation ground for mosquitoes as of writing. Le Grand has only two amenities — a Jacuzzi and an open space that serves as an activity area. Moreover, they charge extra for the use of the Jacuzzi, which at the time, was poorly maintained.

Property Management
The management of Le Grand, Le Grand Management, has certain policies they implement within the condominium premises. While they aren’t particularly strict with service providers for cable TV, landline, and internet connection, they do not allow pet inside the condominium. Meanwhile, in case of power interruptions, the building’s generator power can only guarantee at least 80% of backup power for its tenants.
Despite its age, Le Grand has kept its security features up to date. Numerous CCTV security surveillance cameras are placed strategically in each of the common areas to monitor activities happening within the premises. Found at each floor are fire prevention and evacuation paraphernalia. Security personnel are situated at the main and back entrances of the condominium. The security personnel manning the main entrance also serves as the concierge of the condominium.
The lobby is quite spacious and there are enough seats for guests waiting to be accommodated. However, the furniture has been showing signs of neglect; there’s even a mosquito infestation apparent at the couches. The Le Grand only has two amenities, a Jacuzzi and an activity area. However, some of the common areas are neglected or have been poorly maintained — these could potentially cause health hazards for anyone residing in the building. The management requires additional charges on using the Jacuzzi, depending on its duration of use.
Unit Quality
Built in 1988, the units of Le Grand has retained the architectural style of its rooms from that period with great care. As this 11-storey building only offers 1BR and 2BR units, a family with 4-6 members will find the unit adequately spaced for living. The bedrooms are spacious with built-in cabinets. Meanwhile, the kitchen is fully equipped with cupboards and countertops, all in good condition. Aside from the kitchen, all of the rooms are tiled with wooden panels. Electrical outlets are abundantly distributed in the unit. The units may be modified and partitioned as long as the unit owners and the property management permit.
Located in Valero Street, Le Grand stands among the other residential condominiums in the famous condominium strip of Salcedo Village. This condominium is near several establishments, especially near BPO offices, universities, and restaurants — making Le Grand an ideal spot for young professionals and families alike. However, the streets surrounding Le Grand can be congested during peak hours due to the number of offices surrounding the area.

They've recently revamped the building lobby so it now has a more modern feel. Location is perfect, esp for those who move around mostly in Makati. As the building is relatively older than other condos in the vicinity, issues like leaks are typical.
