The Good - Spacious units and a good location are what LPL Center has to offer to prospective homebuyers. Most suitable for working professionals with families of up six members, LPL Center prides itself in its wide two bedroom and three bedroom units with floor to ceiling glass windows in the living areas. The units are ready to move into because they come either fully furnished or semi-furnished. Being near offices, commercial, business, retail and entertainment centers, like the Ayala Museum, is also a big advantage.

The Bad - Although the building is located in a central location with easy access to commercial, business, and retail hubs, there are also some drawbacks to living in the neighborhood. The streets are quite narrow, which adds to the traffic congestion in the area. The building is also quite old so repairs and renovations may really be needed for some of the units, which may add to the costs.

Property Management
LPL Center is managed by LPL Condominium Corporation. With its guidance, the 20-year-old building has been kept properly maintained throughout the years. The façade is kept clean and newly painted. The lobby area and elevators are newly renovated, well-polished, and air-conditioned. There is an available back-up generator which provides 70% power during power outages. In terms of the building’s policies, there are strict rules but there are also more relaxed ones. Management does not allow pets inside the building so as not cause trouble for other tenants and unit owners. For cooking, both gas and electric stoves are accepted.
Building security is tight and is guaranteed around the clock. Guards are stationed at the entrance, lobby, and parking entrance of the condominium. Log-in protocols are required for guests. Surveillance cameras and fire safety measures are installed in all the common areas.
Though the building has no amenities of its own, tenants and unit owners can opt to go to the Makati Sports Club, which is just adjacent to the building. The common areas of the building include the main lobby, the elevators, and the hallways. All of these are in good condition, clean, properly ventilated, and well-lit. The lobby and elevators are even newly renovated.
Unit Quality
Most available units are well-maintained and are ready to move into because they are either semi-furnished or fully furnished. Future residents can choose to use different furniture, re-decorate, or renovate. Overall, the layout of the building and the units are good because it prioritizes big spacing. There are only a few units per floor. This helps minimize noise and disturbance. In terms of quality, the materials used are of great quality and anything that needs repairing is repaired immediately. The units are properly maintained by the unit owners. Another plus of the units are the floor-to-ceiling living room windows which gives a 180 degree view of the surrounding streets and buildings.
Located in the heart of Makati’s business and commercial district at Salcedo Village, the condominium is easy to access and convenient for those just working around the area. Businessmen or working professionals with families and work near the area are best suited to live in the condominium because they would be just a few minutes away from their office. Schools, hospitals, parks, and malls are also easily accessible. The area may be located in the middle of a busy city, but it is actually quite family friendly because it is near schools, offices, parks, entertainment centers, and shopping malls. The downside of the location can be seen in the fact that the area is flood-prone, congested during peak hours, and near many fault lines.
