The Good - The rooms are big and spacious. Pets are allowed. Gas or electricity may be used for cooking. Any Internet or cable service provider may be applied for by the future tenant or unit owner. The place is just right across Greenbelt and many other commercial, business, entertainment, and retail centers in the area. The room also has a wide balcony that can fit some small chairs and tables. The hallways are wide and well lit. The building also has some commercial stores and food stores at the ground floor.

The Bad - Only window-type air-conditioners may be installed. Lots of repairs and renovations may have to be done before the space becomes accommodating. The room does not come fully furnished so future tenants or unit owners may have to purchase their own. The elevator is rickety, old, and cramped. It can only fit about 7 people. Because the building is old, there are no amenities available.

Property Management
The property is a condotel, which means that they don’t only serve tenants or unit owners, but they also cater to hotel guests who can rent a unit overnight or for a few days more. The building management allows pets inside the building. Their policies allow both gas and electricity for cooking. Tenants may avail any service provider for their cable TV and Internet. Renovation and repairs in the units are allowed along with the consent of the administration or the unit owner. Guests can enter the building as well, provided they abide to the condominium’s security protocol.
For safety during fire emergencies, the building is equipped with alarms, automatic sprinklers, hoses, extinguishers, escape routes, and exits. Security personnel attend to the main entrance and the lobby of the building, to ensure safety of its tenants. Surveillance cameras monitor common areas like hallways, and elevators to track any suspicious activities.
The building does not have any amenities. The only common areas in the building are the hallways, elevators, and the lobby — all of which has good lighting. The lobby is spacious. There are benches for guests and tenants. Some retail and food stores are open connect to the lobby area which makes it really convenient for guests and tenants alike. No 24-hour concierge is available though.
Unit Quality
The condotel is already quite old and not well-maintained. The units are big but they are already showing signs of wear and tear. It can also be seen that design of the building is uneven because the lobby is quite good but the hallways on the upper floors are out of style.
The building is right across the Greenbelt Shopping Center. It also has its own commercial centers at the ground floor. Tenants will never run out of business, commercial, shopping, retail, and entertainment establishments to go to. Walking is also made more convenient for them because of all the sidewalks and pedestrian lanes in the area. Also, there are parks in the area for family bonding and activities.

I was a bit surprised that the 1 bedroom suite is spacious and big enough. The only thing that I noticed is the air conditioning unit is a bit outdated. It's very hard to control the temperature especially on the bedroom area because of the morning sun it get's too hot. the bedroom is really spacious, there is still room for one more queen size bed. overall the stay was okay, although i heard from my sisters who did the check in that there is a bit of misunderstanding on the room that they reserved initially. the basic needs are met and the price is good enough. I can recommend this to budget travelers or for long staying guest. It's also a nice and cheaper place to host a party like what we did.

I just needed a quick stay because of my flight so I chose LPL Suites because of its location and its beside our office. Best thing is its just across Greenbelt Mall, they have courteous staff and you can choose between Max's and Dulcinea for breakfast. Other than that, its a terrible hotel. Creepy and unpleasant, its like you are in a horror movie! I should have stayed in other cheaper hotels in the area like Tower Inn, Crown Regency or Tune. I wish they reconstruct the rooms. Stayed December 2014, traveled solo
