The Good - The lobby of the building is wide and welcoming. Couches and chairs are available for guests. A concierge is available to attend to all the guests’ needs. The building has amenities like a swimming pool, a function hall, and a restaurant. For Internet services, the management provides a Wi-Fi card subscription per month. Podium and basement parking are available for the tenants. Some of the rooms have balconies with a good view of the Makati skyline. The area is also near business, food, and entertainment areas. Some of these include places like Power Plant Mall, Greenbelt, and Glorietta.

The Bad - The building is quite old. In the hallways, you can see the paint peeling, the unclean floors and the doors are uneven and they do not look that sturdy. The lighting is also really bad and bleak. Pets are not allowed in the building. Tenants cannot install outside Internet providers like PLDT or Globe because the building provides its own. They also cannot install other cable service provider apart from Sky Cable. Also, at night the surrounding area does not seem to be safe for tenants to walk around in.

Property Management
From outside, the building’s facade looks quite old. The building is actually about 14 years old already and it serves both as a condominium and a hotel. Only the lobby looks well maintained and clean. Pets are not allowed in the building. Cooking with gas is also not allowed. Only window-type air-conditioning units can be installed in the units. The condominium has its own internet service. Podium and basement parking are available for rent. Renovations and repairs can be made but only with the permission from the management.
The building is well secured and it is guaranteed 24/7. Security personnel guard the main entrance, the lobby, and the parking area. CCTV cameras are installed in all the common areas of the building including the lobby, elevators, and hallways.
The lobby feels warm and welcoming. It looks clean and the lighting is also good. Chairs and couches are available for guests and tenants to use. A concierge is also available 24/7. Elevators are also well lit but they could probably do with a little bit more cleaning and polishing. The hallway areas do not look good. The walls need repainting. Cracks need filling in. The doors to the rooms differ in color and they don’t look that sturdy. The swimming pool and function rooms are being renovated as of writing.
Unit Quality
The quality of the units is not that good. Although they come fully furnished, some essential appliances are still missing and need to be provided by the tenant. The tiles in the bathroom do not look clean. The paint on the wall doesn’t look good and the installed furniture do not look that sturdy. It is good though, that some of the units have balconies available. These show spectacular views of the surrounding areas and the Makati skyline. The number of units on each floor is quite numerous which may cause more unwanted noise or disturbances per floor. The building’s design is more on the classic side with low key lighting and antique furnishings.
The building is located in Kalayaan Avenue corner Burgos St. in Makati City. It is near places such as Power Plant Mall, Greenbelt, and Glorietta. Other commercial establishments are also available and easily accessible around the area. The surrounding streets do not look like a safe environment to walk around at during night time. Walking does not seem convenient too because of cramped sidewalks, lack of pedestrian lanes, and lack of traffic signals. The best way to get around would probably be with public transportation methods like cabs and jeepneys.
