The Good - This particular project by Megaworld offers units in a low-density, townhouse-like development. It’s located within McKinley Hill, a mixed-use township project, meaning it’s close to schools, offices, dining spots, and shopping centers.

The Bad - There are only two ways to get in and out of McKinley Hill: C5 Road and Lawton Avenue, both of which get very congested during rush hours. Hence, residents often complain how difficult it is to get in and out of McKinley Hill.

Property Management
At Php68 and Php70 per sqm (depending on the cluster), condo dues at the McKinley Garden Villas come at a steep price. A 100-sqm two-bedroom unit will come with a condo due of either Php 6,800 or Php 7,000 per month. In addition, residents can only entertain three swimming pool guests at a time.
The building’s clusters have roving security personnel, as well as guards at the condo’s entrances. However, because the villas are directly opposite the numerous restaurants that line Upper McKinley Road, the road lane beside them become temporary parking areas, especially during the busy hours.
Hallways are dark. When we viewed a property, several sections of the common areas are being retiled. As with other Megaworld project, the villas’ exterior are painted in lively, warm colors, which give the structures a festive atmosphere. However, two of clusters don’t have working elevators during our visit.
Unit Quality
Units have very low ceilings. Kitchens are very small (for a two-bedroom unit), with shallow sinks and small cupboards. The layout, however, is good: spacious and well-lit (thanks to large windows) living and dining room, with the kitchen in a separate room. Units come with a separate and spacious laundry area.
Located within McKinley Hill, McKinley Garden Villas are close to many offices buildings, dining and commercial areas, schools, and other Megaworld residential condos. It’s also located just outside the exclusive McKinley Village. However, there are only two roads that lead to townwhip: C5 Road and Lawton Avenue, both of which become very congested during rush hours. Many residents therefore complain that it’s difficult to get in and out of McKinley Hill.

McKinley Hill Garden Villa is one of our first low rise project here in McKinley Hill. It offers exclusivity and privacy since it is a low density project or fewer number of units compare with other project around the area. Due to high demand with this kind of development we recently launched upgrade version of this kind of development.
