The Good - Strategically located at the heart of the central business district of Makati, One Roxas Triangle offers accessibility and luxurious living all in one place. Numerous educational institutions, shopping districts, office centers, and healthcare facilities are nearby. Thoroughfares are also fairly accessible due to its location within the central business district. However, these roads are congested during peak hours of traffic. 

The Bad - The building is not permitted to have elevators, thus to go up and bring up stuff stairs is the only option. Locating this condominium is challenging; it doesn’t have a signage outside.

Property Management
This three-year-old condominium developed and managed by Mervin Realty Corporation has bearable policies for its tenants. They allow either gas or electricity for cooking. Pets however are not allowed. In case of power shortage, generator can only back up minor appliances like electric fans and hallway lights. They only allow Destiny and Cignal cable providers. There is a limited slot for parking at the basement and guests have to park on the street.
Security measures are followed upon entering the premise. The security guard on post will assist inquirers to the admin before viewing units. Queries are well entertained. CCTV security surveillance cameras are situated in different places within the building. There are fire exits at the end of the hallway and within each unit.
The lobby is narrow and has a long bench for waiting visitors. The hallway has open grills on the floor for additional ventilation. The gym area has enough equipment however is cramped because of limited space. There is a makeshift function room for receiving guests and hanging out for a small group. The laundry area is located at the 4th floor for all the tenants.
Unit Quality
Units with loft are offered at the 2nd floor. Tenants can maximize the small floor area with this feature. On the other hand, the head room for the loft is low; you have to stoop to move around it. There is a provision for a window-type air-conditioning unit. Windows are not enough to provide good ventilation in the room especially if the tenants are group.
Mervin Residences stands in a residential area and a few blocks away from Walter Mart. Not much establishments can be found in the surroundings and the street outside is crowded with parking vehicles. Tenants have to walk short distance to get through public transportation; the building is not in a major road.

Mervin Realty Corporation (MRC) is a real estate agency that specializes in leasing residential and commercial spaces within Metro Manila. Established in 1989, the group has successfully completed a number of projects, the first along Vito Cruz. The group entered into real estate development in 1994, acquiring a townhouse developer, Las Casas de Manila Development Corp. (LCD) to deliver a 100-unit project in Moonwalk, Paranaque. Following the successful transaction was 24H Apartment Hotel, a 100-room budget hotel in Makati. In 2008, Anne Francis Management & Builders Corporation (AFM), a spin-off to Mervin Realty’s leasing business, was founded and established, developing condominiums that focus on the concept of lease-to-own. After the success of the maiden project, MRC’s foray increased even more with the commencement of FVJ Realty, Inc. (FVJ) and G&J Suburbia Properties, Inc. (G&J). Today, the company’s diversified portfolio includes SEVEN Coronado in Makati, Mervin Terraces in Malate, Sto.
