The Good - One Serendra is part of Ayala Land’s Serendra development, handled by its luxury developer subsidiary Ayala Land Premier. It boasts low-density condo living, with 65% of its 12 hectares dedicated to open areas and landscaped gardens.


The Bad - Its open balcony feature is not ideal during rainy days. With no roof for cover, the balcony cannot be utilized especially during heavy downpours.


Property Management
One Serendra East Tower’s upkeep and maintenance are a responsibility of Ayala Property Management, and as such residents and tenants can expect a high quality service. This can be seen from their luxurious lobby and reception areas, working lights in the condo building’s corridors, and well-ordered walkways that crisscross the gardens.
Security
One Serendra East Tower is renowned for its security. The lobby/reception areas and the gates (both for pedestrians and vehicles) are well guarded. Stationary and roving security guards are politely watching everyone in the common areas, and there are the requisite CCTVs and security cameras scattered throughout Serendra as well as the use of an electronic key to access.
Amenities
Both One and Two Serendra get high marks for their garden residential theme. Sixty-five percent of One Serendra’s 12 hectares are devoted to open green areas and landscaped gardens. Currently East Tower shares swimming pool and garden with the rest of One Serendra’s six other towers, but eventually it will have its own shared with the soon-to-be-completed West Tower. The gym of One Serendra’s East Tower is quite impressive and has even better facilities than Fitness First.
Unit Quality
Although Ayala Land Premier turns over units bare, the fittings and fixtures of One Serendra East Tower units are top-notch. Kitchen counters, sinks, and cupboards are spacious and made of high-quality material, so are the wardrobe, lavatories, and bathroom fixtures. Even the smallest units are spacious (68 sqm). However, the aesthetics of the condo corridor and unit doors are somewhat bland. This could be due to the pallid beige theme or the lack of design on the walls, floors, and the doors. Fortunately, the interior layout and design of the units more than make up for it, with their higher-than-normal ceilings and very spacious balconies.
Location
One Serendra East Tower is located at the corner of 11th Avenue and 32nd Street, the latter is soon to be Bonifacio Global City’s foremost business district. Indeed, several office and commercial developments are in the works nearby, such as Alveo’s Park Triangle Corporate Plaza. One Serendra is also very close to High Street South Block a mixed-use project by Alveo Land.

The thing that stands out about One Serendra are the amenities and convenience for shopping and dinning. There are many pools, open grass are and parks within the property. The location is situated around Serendra and High street. The downside is the congestion from the foot traffic and ease of getting in/out of this property.

I have lived here for over a year and I enjoyed the privacy as there are only a few units per floor. The several entrance points make it convenient to access stores nearby without having to ride a car. The security personnel were also very pleasant in comparison to those I've had encountered in my previous condos like Cityland, Burgundy, etc. However, there are units that are not strategically located but overall, it's a good place to live.

For a relatively new residential development the exteriors and common areas are in serious need of a major repainting job. Maintenance seems lacking.
