The Good - The accessibility Oriental Gardens provides is its top asset as everything is just a few steps away from the condominium.


The Bad - The surrounding area of the Oriental Gardens is notably known as a flood-prone area. The amenities area will be shared by three towers, potentially overcrowding the facilities during peak hours.


Property Management
The Oriental Gardens boasts an Asian-inspired theme with earth colors to complement its design. On the other hand, Federal Land is quite restrictive with its policies governing the residents. Selected service providers are only allowed for cable TV, internet connection, and landline. For cooking, they allow the use of gas or electric stoves, ovens, etc. However, they do not allow pets within the premises of the condominium. In case of power interruptions, the building provides around 80% of backup generator energy.
Security
Aside from roaming security personnel around the condominium, they have installed several CCTV surveillance cameras in the common areas of the buildings. Every lobby has its own security personnel screening every resident or visitor coming in each tower. Basically, they do not allow access to the elevator unless the visitor states his purpose in entering the residential floors.
Amenities
Both lobbies of the towers, Lotus and Orchid, are well-maintained by management. The three buildings will share each amenity found in the Oriental Gardens amenity floor. Currently, they have two swimming pools, Asian-inspired gazebos, children’s wading pool, a landscaped garden, a daycare center, a gym with separate male and female shower rooms, a koi pond, a function room, and an outdoor children’s play area. With the population density of the three towers, there’s a possibility of overcrowding in the amenities area during peak hours or seasons.
Unit Quality
Oriental Gardens offer 1BR, 2BR, 2BR and 3BR combined units. Each tower has its own distinctive view; the Makati Skyline, Northern Manila View, the amenity area, and the other towers as well. Each unit is complete with water closets and pedestal lavatory for bathrooms, granite countertops on modular cabinets for the kitchen, laminate wood panels for the living and dining area, and ceramic tiles for the kitchen and bathroom. Bedrooms are installed with modular closets as well.
Location
When it comes to location accessibility, the Oriental Gardens is a few minutes’ away to almost every hotspot in the central business district of Makati. It’s near shopping, business, and entertainment districts found in the metro. However, that area of Chino Roces Avenue is notably known as a flood-prone area.

Property management:
I'm a unit owner and the admin people here have no respect to the owners. They are grumpy 80% of the time. When you pay, you have to wait for your official receipt for a few days to a week or two. Unlike other condos, when you pay for your assoc dues you get your receipt right away. When you inquire about something to them (because you want to comply to their rules) they would accommodate you but in a way that you'll feel like you're a burden. But still I would like to commend their effort on trying to maintain the building clean but the trash chute smells most of the time.. good thing my unit is far from the chute!! And they definitely need to change their attitude towards their tenants and owners.

Amenities:
I like the amenities though. Small gym but okay. Free use of billiard room. Bigger pool than other condos that I've lived in.

Security and other personnel:
And before I forget.. the security guards are awesome. I had an accident due to their slippery floor.. the lobby personnel and guards keep checking/calling me every 30 mins if I am okay (because I'm alone in the unit) until my partner arrives. Utility people are also friendly.

Unit Quality:
Generally, it's okay. Huge bathroom!! However, tiles used in the bathroom looks really cheap. The bathroom door also looks really cheap. The vinyl tiles aren't of the best quality but it's okay. The rest is okay, from kitchen to bedroom.

Everything is good except for trash outside of other peoples unit. the property management could do a better job cleaning them up.
