The Good - The building’s location is convenient. It is surrounded by numerous commercial, business, retail, food, and entertainment areas that will cater to the residents’ every need. Aside from that the building has amenities and its units are also good and come fully furnished. The common areas including the lobby, elevators, and hallways are clean and really well maintained. The three elevators are shiny and the hallways are neat and organized. There is 24/7 security. Tenants may apply for any landline or Internet service provider. Podium parking is available for the tenants.

The Bad - There is no 24-hour concierge. The street in front of the building is quite narrow and becomes congested at times. Pets are not allowed in the building. The lobby area is quite narrow and the seats are not that accommodating for a bigger number of guests.

Property Management
The condominium is managed by the Global Land Property Management. The building looks well maintained. The concierge is not available for 24 hours, but security is. Pets are not allowed in the building. Any service provider for landline and Internet may be applied for by the client. There is also podium parking in the building which is available for tenants. Renovations are allowed in the fully furnished units, but only with the permission of the unit owner or the management.
The 24-hour security includes 24 hour CCTV cameras which monitor all common areas for any suspicious activities and security personnel that attend the main entrance, lobby, and parking area. Safety is always taken into consideration in designing a building and Perla Mansion is up to proper standards with its fire precaution systems all in place. Some of these are the alarms, sprinklers, hoses, extinguishers, and exits.
The building has amenities which include a gym, a sauna, a pool, a garden, and a function hall. All of which can be found on the rooftop. The amenity area looks clean and well maintained. It even has an amazing view of the Makati skyline. The lobby of the building is narrow but it is well lit and welcoming. The problem is that the chairs for the guests are too few. The elevators are well maintained, clean and have good lighting. The hallways are spacious and well lit as well.
Unit Quality
The fully furnished rooms are good. Even some of the appliances are also included as well. They are spacious enough and can fit from 1 to 4 people. The walls are sound and the quality furniture are installed well. Some of the rooms have balconies but some don’t. Podium parking is available. The hallways are spacious and exit signs for fire escape routes are well lit.
Perla Mansion’s location is one of its best assets because aside from being located in Makati’s central business district near all the malls, business, food, and entertainment areas; walking also becomes a convenient form of transportation because everything is near. It is made even easier by the fact that there are wide, clean sidewalks, pedestrian lanes, and automatic traffic signals all over the area. But of course public transportation methods like jeepneys, buses, and taxis, are still very much accessible.

Excellent location and one of the best managed buildings in the area. This is one of the few buildings with bomb sniffing dogs, fully outfitted with CCTV and boasting of zero crime rate as a result of the tight security. The lobby is airconditioned and decorated with great artwork (I noticed that the paintings are always changing while I was still staying there). However, the lobby is small and there's not too much space to stay in. The pool area is beautiful and has a great view of the surrounding areas. Building is generally well maintained. The front street has many big trees providing shade and nice, quaint restaurants - reminds me a bit of the Village in NY. They changed their policies on pets. Dogs and cats are now allowed (the smaller varieties). Street in front can get quite crowded especially during rush hour (but most all of the other streets in the commercial business district are) but the great thing about it is most of my clients, the supermarket, malls, department stores, hospitals, the gym are within walking distance. Overall one of the best values in the district for the excellent quality of the building.

Living at C. Palanca street is great - especially if you are a twenty-something who's stressed at work and needs to unwind every week (Plantation and the now defunct Gweilo's are located on the street among other bars). And being a twenty-something surviving on an entry-level salary, you will be thankful for the Jolli-jeeps and convenience stores on the street that will provide you with daily nourishment. I also loved hanging out and working by the pool - there are comfortable chairs and it's always cool. My officemates and I lived on a two-bedroom unit. The furnishings were nice and the unit was very comfortable for six people. I also loved the classic look of the lobby and elevators.
