The Good - Both gas and electricity can be used for cooking. Security is good. Pets are allowed in the building. Guests can also come in too, as long as they pass the security’s protocol and they were expected by the tenant. Of course, one can also never go wrong with the condominium’s location in the Makati Central Business District.

The Bad - The building is quite old. The lobby has no air-conditioning system, lacks more seating for guests and tenants, and is not well-lit. The hallways and elevators are also not properly maintained. The room themselves are in ill repair, not clean and lack maintenance. Since gas stoves are allowed, the building is more susceptible to fire. There are no amenities in the building.

Property Management
The property is managed by SMS Property Management. The building looks old and run down and the common areas do not look clean. The elevators feel rickety and the hallways are not well lit. The units themselves look like they are in bad need of repair. Guests can come in the building with consent from both tenant/unit owner and security. Pets are also allowed. For cooking, either gas or electric stove is permitted.
Security is good. Apart from the security guard who mans the main entrance, there are also surveillance cameras installed all over the building which helps the management monitor activity throughout the common areas in the condominium. Precaution systems against fire are also working well and always ready to use. These include the smoke detectors, alarms, sprinklers, hoses, extinguishers, and exits.
No amenities can be found in the building. With regards to the lighting in the common areas like hallways, elevators, and lobby, it is a little dim. The elevators are a little old and also not that well-maintained. The lobby has a reception desk that is available for 24 hours. There are also mailboxes for the tenants and the administration office is just right near the reception desk. There are also only two small chairs available for guests or tenants.
Unit Quality
The style of the building is older compared to its neighbors, but the units are bigger and can fit about 2 to 4 people. They are not that well-maintained though, which makes it that much harder for tenants to do repairs and renovations — doing these renovations are okay as long as there is permission from the administration or the unit owner. The walls are sound but probably require sealants for the cracks and new coating for the peeling paint. There are only a few units per floor which helps minimize the noise.
Located in Legaspi Village in the Central Business District of Makati, the building has the advantage of being near premier malls, business, commercial, and entertainment centers in the area. This gives tenants a lot of options and makes it convenient for them to get all their must haves. The building is also near parks in the village that facilitate fun activities for the family like picnics, biking, playing, and jogging.

building is old and doesn't have any amenities. But im always on the go so I don’t mind. It’s a bit expensive for what you get. But I guess being in makati cbd makes up for it
