The Good - Being just a stone’s throw away from the Greenbelt shopping mall and nearly everywhere in the Makati central business district, Prince Plaza offers tenants ease of access to stores, entertainment, and business centers. In the units, tenants have many choices with regards to landline, cable, and Internet service providers. Security and reception is available 24/7 in the building. An 80% back-up generator is also in place in case of brownouts. The available rooms in the building are fully furnished. The walls are sturdy and sound. Noise between the rooms and in the hallways are minimized.


The Bad - The amenities are in poor condition and cannot even be easily accessed by the tenants themselves. There is no service elevator so staff and maintenance crew have to bring their stuff using the common elevator. Some of the units do not have parking spaces available with them. There are quite a number of units on each floor of the 24-storey building and only two elevators. Crowding and elevator traffic may become an issue during rush hours. There is no front pick up area because the building is already near the main road of Dela Rosa.


Property Management
Prince Plaza II is a condotel type of residence which means that the building has units that are used as hotel rooms and units that are used as longer term or permanent condominium units. Looking at its facade, one can tell that it is one of the older buildings in Makati. Focusing more on its condominium aspect, the building has moderately strict policies. No pets are allowed and only electric stoves can be used for cooking. Only window type air-conditioners can be installed in the units. Although there is no service elevator, two elevators are available for residents’ and tenants’ use. The building has an 80% backup generator for emergency power.
Security
The building is properly secured with CCTV cameras in common areas and security personnel in the main entrance and lobby. Both are in operation around the clock. The reception for the condominium and the hotel is separate for less confusion between the guests and the tenants. Gas stoves are not allowed in the building as part of its fire prevention plan.
Amenities
There is no drive way at the front of the building because it is relatively near the main road already. The lobby is a little bit cramped. There are only a few chairs for guests, but the good things about it are that it is clean and well lit. Reception desks for both the condominium part and hotel part of the building are available. With regards to the building’s amenities, one can immediately see that they are not properly maintained. Also, tenants might have a hard time accessing them since the areas are mostly locked. The small gym and pool area are kind of hard to move around in because of the tiny space.
Unit Quality
At the lobby of Prince Plaza, the space is quite small and cramped. Mirrors are placed all over the lobby walls to create a wider feel in the area. The main color themes are dark and light browns and reds. These add to the building’s classic quality. The fully furnished rooms are small for an old building. There are a total of 24 floors in the building and quite a number of units in each floor. The rooms do not look well maintained and some of the furnitures and fixtures look like they are of poor quality.
Location
One of the building’s greatest assets is its prime location in the heart of one of Makati central business district’s premier villages, Legaspi Village. Prince Plaza II is conveniently located near shopping malls like Greenbelt, The Landmark, and Glorietta among many. Schools like the Asian Institute of Management and Assumption College are right around the corner. Residents will never run out of entertainment centers, and business areas to explore. Getting to places using vehicles is little bit harder, especially during rush hours, because of the narrow roads, heavy traffic, and congestion.

I booked 1 Studio Premier but it seemed that the room was just Studio Prime (2320) because the room had no Seating Area as stated in the description when I made my reservation. Please assure me that this was indeed a studio premier because that is what I paid for. Thanks. Very accessible to the malls.

Before I put in my review, I just want to say that out of all the reviews I've done, this is the first one that I will say outright that I do not recommend this place for anyone. During check in, Dave, the person assisting us, was very slow and kept on asking other people what to do next and how to do things. He wasn't sure how much the deposit should be. He didn't even seem to know how to fill out whatever it is they fill out on their computers. It took us more than 30 minutes just to check in. To top it off, he had an attitude. When I would ask a question he would take maybe 5 seconds before answering, never with a smile and rarely did he look at me when he answered. Finally I could not take his attitude anymore and I asked him why he was in such a mood in front of customers. He didn't answer. He never apologized and even rolled his eyes at me when I was talking to him! The manager was there and he assisted us but he never told the person to apologize to us. Finally we had the key and they told us the bellhop would assist us but when we got out there was no bellhop so I had to go back in the reception and ask them! Our stay was quite comfortable as the rooms were clean and spacious. When we arrived we were greeted by a rather standoffish lady receptionist but a more polite male receptionist was also at hand to ease any tension. The morning after we checked in, we were short of one towel and one bottle of water and the following morning, we were not given a floor mat. One morning, our sheets were changed but it had a stain which look like bird dropping and it was very visible so we were surprised why the cleaner did not change it to a cleaner sheet. One Sunday morning we were awakened by banging and scraping sounds. It may be coming from some kind of renovation works. Also between 9.30 to 10 am, we get a knock on the door from the cleaner or maybe his supervisor and I asked why do they want to come into the room when we are all still in. He said we should hang the "do not Disturb" sign on the door but we were never given a door sign. Also on the first night, the airconditioner turned itself off and we were hot and uncomfortable. Apart from that, our stay was good.
