The Good - Rockfort Makati has one of the smallest condominium units in the Makati area and it is not necessarily a bad thing. Because one thing that probably no one is aware of is that these small unit sizes were intentionally designed, not only to conserve space, but for the occupancy of singles, couples, and a maximum of families of three. Also, add to that its unique patented design that maximizes a lot of room. The design plan uses the space above the toilet and bathroom for a higher floor level. A small staircase leads up to the beds that are set up in this elevated area. This allows more room and also gives the residents more privacy. Another thing that is promising about the condominium is its convenient location at the corner of EDSA road and Kalayaan. Residents are given more options when it comes to where they can go to for food, groceries, entertainment, business, and work because all of the top districts in Manila including Makati, Ortigas, and Bonifacio Global City are just a few minutes away.

The Bad - A poorly maintained mini pool can be found at the building’s ground floor area near the lobby. Being surrounded by messy tables, chairs, and a lot of clutter discourages one from using the amenity. The pool is the building’s only amenity and it is not even maintained properly. The building’s location also constitutes a problem because although it is really accessible and convenient, the immediate surrounding area becomes quite dangerous for pedestrians at night. The street is dimly lit so snatchers/robbers can easily lurk around the area. For those who go home late, this would be a huge problem because of the risk.

Property Management
From its facade, one might think that the 6-storey building was built around three to four years ago already. It’s close but the building is actually just 2 years old. Based on Rockfort Makati’s outward appearance, the management’s maintenance team is not doing such a great job. Since the building is located along the main road, smoke and pollution from a lot of passing vehicles can affect how the facade of the building looks like. Muck and dirt accumulate faster so maintenance has to be regular to keep the building from looking old and run down too quickly. By ignoring even just this simple fact, the building might be losing potential renters and home buyers. But on the positive end, the building makes up for it with their 24/7 good security, reception, Wi-Fi, and 80% backup generator services. Also, the building even has an elevator with a capacity of up to 5 people. This is a good thing in that it gives unit owners and tenants an option and those on the higher floors do not need to walk up or down 3 to 6 flights of steps just to get their home.
Considering that the building only has one security guard, security is rigorous and strict at Rockfort Makati and it’s a good thing because some of the condominium’s surrounding areas are quite sketchy, especially at night. The building is definitely not lacking in surveillance cameras. These are placed in all the common areas of the condominium and allow the security guard to do his job more effectively. The building is also prepared in case of fore emergencies but the narrow hallways may be a threat when residences need to reach the fire exits quickly.
As one of the building’s common areas, the roof deck is good and practical because it provides residents with a place where they can relax and get some air as a change from their cramped rooms. Also, astounding views of the surrounding cities of Taguig, Makati, Pasig, and Mandaluyong can be seen which is definitely a major plus. However, the building’s narrow hallways and elevator can leave one feeling a little claustrophobic. Also, in emergency situations where exits need to be accessed quickly, the tiny passage ways may pose as a threat. Meanwhile, the pool, which serves as the only amenity, is not really a pleasant place to relax and have fun in because of the mess that surrounds it. But if it were cleaned up and kept in better order, the area would be a good place to enjoy a swim.
Unit Quality
The units may be small, but the layout is practical and maximizes a lot of space. And to add another thing, the unit would be very easy to clean and design because of its smaller size. However, the rooms would only be advisable for the use of singles, couples, and probably a small family of three at most because any more than that would make the units too crowded. The hallways and elevator, though properly maintained, are narrow. In emergencies, this may pose as a risk. But overall, the design of the building itself is pretty simple. The uncomplicated designs and compressed layout of the building focus more on the functionality rather than the aesthetics of the living space. For those who prefer functionality, practicality, and affordability more, Rockfort provides just that.
Starting off with the building location’s negative aspects, it can be said that the surrounding area is dangerous. Being near residential areas, slums, the main road, and the underside of a bridge, one can never tell who might be lurking around, especially at night. Walking to and from the building during later hours may also prove to be risky because the area is quite known for snatchers and robbers. Because of this, residents have to be vigilant and avoid travelling too much during these later hours. Living in the busy part of the city can be a health issue for some because of all the smoke and pollution. Residents are exposed to more pollution than average because of the building’s proximity to the main road where a lot of vehicles pass through. The place would definitely not be suited for anyone with asthma or other lung issues. Getting a cab might be hard as well because taxis coming from EDSA or Bonifacio Global City are usually already occupied. But on a positive note, the building is definitely accessible. Ortigas, Makati, and Fort Bonifacio can be reached in just a couple of minutes. Aside from taxis, jeepneys and buses also pass through. There are pedestrians and sidewalks that make the commute more convenient.
