The Good - Surrounded by premier retail and shopping centers like SM Aura, Serendra Retail strip, The Fort Strip, and Bonifacio High Street, South of Market offers convenience that is hard to find in other cities. Being so close to these places makes getting food and other necessities an easy chore. And since there is a lot to choose from, tenants and unit owners will certainly be satisfied. C5 road, which is a main thoroughfare, is also just close by. The common areas and amenities area are simple, clean, and gives off a relaxing/laid back vibe. The building also includes some rare amenities like a theater and a game room.

The Bad - Wall paint along the hallways is not well maintained. The hallways are slightly narrow. This might cause difficulties during emergency situations. No dryer vents are available in the units meaning that tenants might have it harder when it comes to doing their own laundry.

Property Management
Turned over last 2008, the building looks pretty well maintained. The spotless driveway and lobby are a testament to that. However, in some parts of the building, little signs of wear are showing in some of the walls painting along the corridors and units. Pets are allowed in the building as long as they are not brought to any of the common areas like the amenities area and passenger elevators. This is a good policy to have because other tenants and unit owners might not like having any pets around.
Surveillance cameras and security guards keep watch throughout the building 24/7. Guards are stationed at the entrance gate, lobby area, and amenity area. Cars cannot easily enter through the main gate of the building and guests are thoroughly screened. Making sure that the building is safe is one of the greatest responsibilities of the management. Measures against fire in the building are all in proper order.
The condominium can be proud of its unique amenities that include a theater and a game room. Aside from South of Market’s pool and gym, these added features give tenants and unit owners more options when it comes to entertainment and relaxation. The pool area is big and clean and can easily accommodate quite a number of people. The lobbies have a warm relaxing atmosphere which is a good thing to come home to. The elevators are nice and wide so that most probably lessens traffic. The only problem would probably be in the hallways that are already showing signs of wear through the pealing wall paint.
Unit Quality
Overall, the two condominium towers have a simple but warm design. Amenity sizes are maximized. Units are easy to design because of the simple space. Balconies are available in some of the units and some of these have views of the American Cemetery and the surrounding city skylines. The only drawback is the slightly narrow corridors.
Residents will not have to look elsewhere for all their needs because of the premier shopping centers surrounding the condominium. Also, the easy walking distance is really to their advantage. The C5 road going to other major districts of Manila is also really near the building. But during rush hours, this road becomes really congested so residents have to be more aware of the time.

South of market building is a great place to live. The building is beautiful and has everything you'll need. It even has a full gym. The staff and management are awesome and extremely professional. It's a great place to call home!

There is no house keeping. House keeping is available for a fee. No change of towels no, change of bed sheets no cleaning and you have to buy your own toilet paper. Reception is one person who works 10 am to 7 pm in a nearby office. No one to talk to on non office hours or on weekends and holidays. Parking is not free either.

Century Properties

Century Properties, Inc. has almost three decades of experience in developing property, as well as in marketing and managing real estate. Currently, the company is managing 50 buildings in the metro, including well-known institutions such as the Asian Development Bank complex in Ortigas Center and Makati Medical Center. On the development side, Century Properties pioneered the concept of fully-fitted and fully-furnished (FF/FF) units, making this a standard industry practice. In 2012, the company made P21.4 billion in pre-sales, exceeding its target of P20 billion and marking a 16.6 percent increase from P18.4 billion from 2011. Century Properties is scheduled to complete and turn over several projects in 2013, including Gramercy Residences and the Knightsbridge Residences , which have over 1,400 units and 1,300 units, respectively. The first three towers of the 7-tower Azure Urban Resort Residences in the Bicutan/Parañaque area will also be finished, with a total of 1,889 units of ready for occupancy this year. Century Properties reported revenues of P7.2 billion in 2012--more than doubling its 2011 revenues of P3.5 billion--because of robust sales for its real estate developments. By the end of 2012, the company completed work on 21 condominium towers (5,560 units) with a total gross floor area of 669,857 sq m.
