The Good - It is located in Makati’s Central Business District and is very near renowned shopping centers like Greenbelt and Glorietta. The rooms are big with wide windows that let in lots of natural light. The classic residence is well maintained and includes amenities like a sun deck and a pool.


The Bad - : There is no laundry service in the residence, so tenants have to either do the laundry themselves or go out to get their laundry done. Some people might also not like the simple and classic feel.


Property Management
The facade of the building looks simple and warm. But you can also see that the building is quite old already. Residents can cook using either a gas or an electric stove. Split-type or window-type air-conditioners are allowed to be installed in the units. All the amenities are also easily available for tenants’ use. Renovations are allowed in the building as long as there is permission from the management or unit owner.
Security
Residents are rest assured that safety and security in the building is very good. Aside from the guards positioned at the main entrance of the building, CCTV security cameras also monitor public areas like hallways and elevators for any suspicious activity. Precautionary measures against fire and easy evacuation routes are also in place and easily accessible. These include the smoke detectors, alarms, sprinklers, hoses, extinguishers, and exits.
Amenities
The building’s lobby feels warm and welcoming. It has a concierge that attends to all their tenants’ and guests’ needs. The hallways are elevators have low key lighting. There is a pool and sunbathing deck on the rooftop that is clean and well maintained. But because the building is quite old, amenities are limited, so tenants may have to go out if they want to hit the gym or go to a playground.
Unit Quality
The rooms are all big and can easily accommodate up to 3 to 5 people. Some rooms have balconies while some don’t. There are only a few rooms per floor, which means there is less noise and disturbances. The lobby has an open design with mirrors on the walls to create a wider and more spacious feel. The colors and design of the building are more classic and might be a little too old fashioned for some. The pool and sunbathing deck are also simple in design and although they are well-maintained, the stark white tiles of the pool make it less inviting to use.
Location
The residence is located in Legaspi Village in the center of Makati Central Business District. Entertainment, retail, food, banking, business, and commercial needs are all easy to reach and are only walking distances away from the building. Tenants can easily walk to and from places because of the pedestrian friendly sidewalks, crossing lanes, waiting sheds, and traffic signals. Different forms of public transportation are also easily available, especially on the main roads like Ayala Avenue and Paseo de Roxas.
