The Good - The Grand Hamptons greatest feature is its location. It sits right at the corner of 31st Street and 1st and 2nd Avenues which make it in close proximity of many of BGC’s office towers.


The Bad - Design-wise, units at the Grand Hamptons towers are not completely impressive, while the buildings themselves are not quite imposing.

Security
The security are attentive to both residents and visitors. However, once you arrive at the building’s parking areas, you can access all the condo’s floors. Perhaps the security were roaming other parts of the building at the time. In terms of locks, the particular unit we visited had both an electronic and manual lock. The electric lock had a number code system which can be changed regularly. Lastly, there are CCTV cameras in every floor.
Amenities
The Grand Hamptons is a mid-range condo, so don’t expect the fanciest facilities and amenities which is fine. Its hallways and common areas could be lit brighter and its small indoor swimming pool and small gym are shared between the two towers which is okay. There are two passenger elevators and a service elevator.
Unit Quality
The unit we checked out was a one-bedroom, 45-sqm unit with a balcony. The balcony, however, is being occupied by the air conditioning unit, so it's not that type of balcony that can be recreationally utilized. The Kitchens only provide electric stoves, and cupboards are quite small. However, pets are allowed.
Location
Location is the Grand Hampton's greatest attribute. Just across 31st Street is Net Plaza and Bonifacio Technology Center. Across 2nd Avenue are Accra Law Tower, Bench Tower, and Bonifacio One Technology Tower. Nearby are the upcoming Bonifacio Stopover, St. Luke’s Medical Center, Net Cube, Net Quad, and the Philippine headquarters of HSBC.

The best thing about this place is it's location as I think this is the best area in the Fort to live. You can tell the building wasn't built with the best quality but the place is kept up well. The windows seem flimsy and the walls are as well. Don't depend on the property management to fix anything as they don't seem to have any skilled engineers. Compared to the buildings in this area I would have to say this is one of the best still. The unit cut of the 3 br I'm in is quite nice. At the end of the day, it's location, location, location for me on this one.

Management is very strict to visitors. Function room air-con not functioning properly. I think the staff don't like visitors as-well.

Forget value for money. Units in this building are significantly low priced compared to other surrounding condos but you will be surprised to GET WHAT YOU PAY FOR. The building is poorly made. Leaks are very common with any unit, any floor. The developer cheaped out on everything essential in making the unit, whether pipes, concrete hollow blocks. Think about a shiny good looking building but all the guts are cheap and poor quality. I sold a unit to a happy client because of price, but now unhappy because of leak problems. The downstairs unit from my client was damaged with water leaks, and the building is forcing him to pay for damages when it's the buildings poor execution of the fundamentals is really the cause. Property Management is hard to work with. They forcibly make tenants sign violations consistently for very little things like a dog going into the wrong elevator. Facilities are a sorry excuse as "amenities" without a proper pool. The building rents out the function room without a proper working AC. So prepare for your guests to be uncomfortable. Whether you buy or become a tenant, the same problems will consistently happen throughout the building. I will never recommend this building and developer to any client ever again.
