The Good - The building’s facade has a clean and polished look with minimalist grey, brown and green colors for its design. Catering to upper middle and upper class individuals, business men, couples, and families, the building offers high-end amenities which include a gym, a swimming pool, a function room, and a children’s play area. The lobby, hallways, and rooms are clean and organized. Management also makes sure that the common areas are properly air-conditioned and ventilated. The units are built well. The walls are all solid and painted nicely. The fixtures and appliances in the rooms are properly installed and are in good condition. Washing machines can also be installed in the units so residents have the option of doing their own laundry. There are many parking spaces for tenants’ cars in the podium and basement level parking area.

The Bad - The second tower of the condominium is still being completed so residents and tenants should expect noise and a little dust from all the ongoing construction. Although the building is conveniently located in the prime location of Legaspi Village, the street in front of the building is quite narrow and sometimes the sides are used for parking as well making the street more cramped and congested especially during rush hours. The amenities area is shared between the residents of both towers. The space may not be enough if a lot of the residents come to use the facilities.

Property Management
The building’s features are good and the management ensures that everything is convenient for the residents. The colors of the building are neutral and earthy with a lot of grey, green, and light brown tones incorporated in the design. When it comes to some of the rules and policies, they are relatively lax. Pets are allowed. Guests are allowed inside the building as long as there are instructions from the tenant and permission from security. This 38-story building has 14 units per floor and has different room types including studio type, 1BR, 2BR, and 3BR units. Parking spaces are offered in the basement and podium of the towers. Based on the building’s overall look and feel, one can be sure that it is well maintained and built properly.
With 24/7 surveillance cameras, security personnel at the main entrances, lobby and amenities area, and fire prevention measures all throughout the building, residents can be sure that Grand Midori is a safe residential condominium. The lobby, hallways, elevators, and amenities are all installed with CCTV cameras. Precautions against fire are also available all throughout the building.
At the front, there is a wide drop-off area for cars that are picking up and dropping off passengers. A spacious and simple lobby greets tenants and guests upon their arrival. Comfortable chairs are arranged for residents’ and guests’ convenience. Upon entering the building, one can see the simple, minimalist, Asian theme design of the lobby. Couch like chairs are placed on both sides of the reception desk which is right in the middle of the lobby area. Ornaments like bamboo plants, stones, wooden panels, stones, and a fountain are part of the lobby decorations. There are a total of 4 elevators in the condominium. Two of these are for building service use. They are well lit and clean. In the amenities area, which can all be found in one floor, tenants from both towers of the condominium can use the pool, gym, play area, and function room. This area may become crowded at times because the two towers do not have individual amenities areas.
Unit Quality
The building has a total of 38 floors and each floor has 14 units. The rooms are of a moderate size and can most probably accommodate up to four people. The lobby, hallways, and elevators are spacious and have proper lighting. The fully furnished units are well built and designed in such a way that it becomes easy for unit owners or tenants to renovate or decorate. The walls are sound and help keep out unwanted noise in the room. The furnitures, fixtures, and appliances are all in good condition and properly installed.
The building is located in Legaspi Village and is surrounded by the Makati central business district’s residential and commercial areas. Also, schools like the Asian Institute of Management and Assumption College are just near the area as well. Another thing that can be said about Makati’s Legaspi Village is that it is pedestrian-friendly. If tenants prefer to use vehicles to move around the city, then they better be prepared for Makati’s traffic and rush hour congestion.

I had a studio unit at this Condominium located in Makati City. After saving up for a few years, I was able to buy my own loft at this condominium building. After a number of considerations about how I wanted my loft to be like, I chose this condominium building because of my number priority when it comes to my house—it has to be convenient. There were several choices that were offered to me. When you want to purchase a condo unit in Metro Manila, the ideal locations should be Mandaluyong, Makati, Manila or Pasay. These cities are closer to the airport so it would be a good choice. One of the reasons why I chose this is because of the financing assistance. The developer of this place is owned by Metrobank Group. It was really confusing at first as to what condo unit will I take because most of the showrooms that I saw offered the same modern and upscale style. Thus, location was the main consideration thattipped the scale. Speaking of location, the main good thing about this condominium building is its proximity to the nearest landmarks which you would need in your day to day activities. Makati Medical Center is just across. This would answer for your medical needs should you want to go to the hospital in the middle of the night because of some discomfort. Another thing is it is near Makati Shangri-La Hotel. For your romantic ideas, you can always opt to go to the hotel or dine in at their restaurant. And most especially, it is two blocks from Greenbelt Shopping Complex. For your weekly shopping, groceries or food trip session, you don’t need to go further because you always have the option nearer to your place. The street where this is situated is also home of the major financial names thus for your banking concern you won’t have a problem. Pros - Great location! Mall, Hospital, Resto's, nightlife all less than 10 minutes away. - Gym is just as good as the ones in Rockwell. - Good amenities, big function room, room for kids to play, and room for games. - Easy to park in the parking lot. Cons - Traffic is nuts when you exit from the back around 6:00-7:30PM. - A lot of the units in Tower 2 still does not have in-house gas, meaning you can't cook. - Clueless admin office, poor service, staff is lazy, most are unwilling to help and give countless excuses. (As a tenants perspective this is the worst admin in out of 10 condos I lived in.) - Studio is bit overpriced for its size. A friend bought a 1.5 Bedroom unit and that is not bad. - What brings down the unit quality is the layout. Not impressive at all. (Based on studio, 1.5 bedroom, 2 bedrooms). Overall 3/5
