The Good - This 14-year-old real estate property is a well maintained condominium set in Makati City’s Legaspi Village. Stepping inside its simple yet elegant lobby and seeing its classy units and amenities, one would think that the building is quite new despite its age. The units themselves are clean, well maintained, beautifully designed, and include good natural lighting. The building, being in a convenient location, lets residents easily access malls, food, entertainment, and business centers.

The Bad - The building is located in a good location but since Legaspi Village is a high-density residential, and commercial area, most of the streets are narrow and congested during rush hours. There are also a lot of ongoing construction sites near the building so noise and dirt might become an issue. Although the amenities are all in good order, their sizes are relatively small and can only fit a few people at a time. Overcrowding may also be an issue especially during summer when amenities are being used more often.

Property Management
The 27-storey building developed by WVC Development Corporation, offers 4 types of units for renters or home buyers. These include studio-type, one bedroom, two bedroom, and three bedroom units. There is a good balance between The Palisades’ strict rules and beneficial policies. Management ensures that there is 24 hour reception for guests and tenants and 24 hour security for their residents’ safety. Guests are allowed in the building and so are deliveries. The management strictly imposes a “No Pets” policy. The condominium has its own 100% back-up generator so tenants do not need to worry about power failures. In the units, residents have the option of using either gas or electric stoves in their kitchen. Provisions for landline, cable, and Internet are also available with services coming from PLDT and Sky Cable. Looking at the building’s façade, interiors, amenities, and units, one can say that the building is built well, has good maintenance and is properly managed.
The main entrance, back entrance, lobby, and parking areas are kept safe around the clock by the building’s security personnel. Apart from the guards that keep watch in The Palisades, 24-hour surveillance cameras are installed in all of the condominium’s common areas. Fire safety measures are also set up, in good condition and ready to use. Because the building is in a good location, hospitals, fire stations, and police headquarters are nearer and easily accessible.
The building has two entrances. First, there is the main entrance at the front of the building and second is the back entrance at the building’s rear. A small drive by area can be found at the back entrance of the tower. Both entrances are guarded well and they both connect to the building’s main lobby. The common areas like the elevators and hallways are properly lit, well painted, and tidy. The dominant colors used for the design were shades of brown. The quaint, square-shaped, and high-ceilinged lobby is symmetrical in design. A centerpiece table and ornament greets tenants and guests upon entering. The lobby has nice low key lighting and good air-conditioning. In the amenities area, one can find a pool, a gym, and a function room. The gym is well equipped and neat. The swimming pool is clean, clear, and ready to use anytime. The only problem with these amenities is that they are quite small and can accommodate fewer people.
Unit Quality
Based on observation, the fully furnished units are one of the best things about the 27-floor condominium. Since there are only four rooms per floor, this allows for more space in each of the units. Because of the huge space, up to three people can fit in the smaller rooms while up to five people can fit in the bigger rooms. The units are wider and offer more capacity for furnitures, fixtures, and people. The walls in between the rooms and the units are nice and solid. This can help block out unwanted noise. The kitchen, bedrooms, dining area, living area, laundry area, and maid’s room are bright and well lit. The fixtures are all installed properly. The furnitures are clean and in good order.
Residents can rest assured that the neighborhood surrounding the building is safe and pedestrian-friendly. Hospitals, fire stations, police headquarters, and the city hall are just a few minutes’ away as well. On a negative note, traffic in the area becomes pretty bad during rush hours.
