The Good - Situated in the Makati Central Business District, Valero Plaza’s location is accessible to prime financial and commercial establishments. It also has a variety of unit types to offer, including studio, one bedroom, two bedroom, and three bedroom unit types. And commercial spaces are also available in the condominium as well.

The Bad - What’s bad about Valero Plaza is that it didn’t age with grace. Established in 1982, you can see the deteriorating condition of the building’s interior like its chapped hallway finish and some ceiling boards are starting to fall off as well as the poorly maintained exterior. The building management needs to attend to this matter. Furthermore, there are no amenities available.

Property Management
Valero Plaza caters to both commercial spaces from the first to the third floor as well residential units from the fourth to the sixth floor. The reception is in service around the clock. There are two elevators in service; one is for the passenger lift and the other is the service lift. The management is open to any service provider for cable and internet but only PLDT for landline. Cooking can be gas or electric. Air conditioning units can either be window type or split-type. Generator back up can accommodate small appliances in the unit. For parking slot, the upper and lower basement floors are allotted to the residents.
The security personnel is on post at the reception area. No visible roving guards around although the security is 24/7. Guests will be held at the waiting area until the person visited is verified by the guard. Security cameras are installed in different common areas of the condominium. Fire exit is situated at the end of the hallways and fire safety paraphernalia such as extinguishers are available, too.
Unfortunately, Valero Plaza doesn’t have amenities. The lobby, spacious enough for the reception and waiting area, looks bland in white, light brown, and yellow palette. The design and finish is old-fashioned. Block glass windows, a small table, plant centerpiece, and big cut mirrors on both sides of the walls accentuate the area. The lobby’s upkeep is fine - as seen with the polished floor and furniture pieces in place, although a wall recoat is suggested. The seats are not adequate to accommodate guests in the waiting area. Lots of spaces in the lobby are not utilized. The hallways are dimly lit and worn-out.
Unit Quality
You can choose from studio, one bedroom, two bedroom, and three bedroom unit types available in Valero Plaza. The unit design does not allow much ventilation and natural lighting to come in. The lighting allocation is sufficient for the different areas of the unit. The built-in fixtures are in functioning condition. The unit layout feels cramped.
This condominium is located along Valero Street, Salcedo Village in Makati. Valero Plaza’s spot is accessible via Ayala Avenue or Paseo De Roxas. It is bordered by other condominiums such as Valero Towers and Le Grand Condominium. Being in Salcedo Village, residents can enjoy a variety of great food finds and diners in a pedestrian-friendly area. It is also near to Ayala Center. Main roads such as Gil Puyat Ave. and EDSA are within reach as well as LRT 1 and MRT.

Stayed here during wife and child's first visit to The Philippines. I chose the area because it is Safe, Centrally located, Convenience stores and Restaurants are just few steps away from the building and easy for Taxi Drivers to find.

Cityland Development Corporation

Cityland Development Corporation (CDC), formerly Statehouse Land Development Corporation, was incorporated on January 31, 1978 with the primary purpose to help Filipino families realize their dream of owning a real estate property. The group started by marketing residential, industrial, and agricultural lots in Cavite and Bulacan that registered a total sales of 15,343—more than 600 hectares of what used to be raw land. Because of the company’s drive to continuously learn new methods and ideas that it can incorporate in its projects, CDC can now take pride in its solid reputation. Among the company's projects are Makati Executive Towers I, II, and III, Corinthian Executive Regency, Manila Executive Regency, and Rada Regency. CDC has two subsidiaries—City & Land Developers, Inc., a real estate company, and Cityplans, Inc., a pre-need firm. Cityland Development Corporation is located at 2/F Cityland 10, Tower 1, #156 H.V. Dela Costa St., Makati City.
