The Good - Villa Celedonia is an ideal location with its immediate proximity to various restaurants, bars, and other entertainment hubs around the area.

The Bad - The rooms are poorly maintained. Clearly, some of the rooms need thorough maintenance and even renovations due to its mixed-use as short-term or long-term lodging. On the other hand, there’s a lingering smell at the common areas of the hotel.

Property Management
The building is well-maintained. Guests are allowed, but there are no parking slots allotted for guests. Pets aren’t allowed inside the condominium. The concierge is courteous, polite, and lively — ready to assist guests and other concerns. They strictly require the use of electricity for cooking.
Standard security measures such as screening guests prior to entering the units itself. There are CCTV security cameras set up at the hallways and the elevator. The security personnel are well-mannered. Fire plan for precaution and evacuation measures are available each floor.
The lobby is spacious to receive a number of guests; however, it was dimly lit at the time of the inspection. Offers amenities such as a roof deck swimming pool, a gym, and a function room. They also impose access restrictions to their amenities for security reasons.
Unit Quality
The unit has enough space for some additional furniture and/or appliances. There are some fixtures available such as cabinets and cupboards. Electrical sockets are sparingly distributed in each part of the room. The whole unit is installed with ceramic tile flooring. Other units have their own balcony. There are fire sprinkler systems installed in each room. It is recommended for small to medium sized families. For 2BR units, some layouts have the kitchen area and the dining room adjacent to each other, and the masters’ bathroom has its own shallow bathtub and shower.
Located near Rockwell center, residents get to enjoy easy access to the mall and groceries. The streets in the surrounding area are quite narrow but as far as traffic goes, the place is relatively less congested than the bustling Central Business District. The condominium is also only a few minutes away from the MRT Guadalupe Station. The area is farther from corporate offices but residents will get to enjoy a more peaceful community.

Forte Realty Corporation

Forte Realty Corporation (FRC), was established and registered with the Securities and Exchange Commission on February 4, 1981. Its first mass housing project was South City Homes in Biñan, Laguna under a management joint venture arrangement consisting of  2,000 single-detached housing units. The primary beneficiaries of the project were Pag-Ibig members which included public school teachers, soldiers, policemen and other low income beneficiaries.  FRC provided general project management, technical planning, buyer’s loan origination and marketing management services for the project.  The development started in early 1981 and by the end of 1985, the project has been fully completed. In January of 1986, Casimiro Development Corporation (CDC) engaged the services of FRC to provide general management consultancy, marketing management, loan origination and technical planning for its first mass housing project at Talon, Las Piñas City. Up to 2011, FRC provided management and technical service requirements of CDC for its mass housing projects which accumulated to a total of 30 sites consisting of more than 5,600 housing units located in Las Piñas City, Cavite, Caloocan City, Tagaytay City and Bulacan. In 1992, FRC entered into a management joint venture agreement with San Miguel Properties, Inc. to undertake the development of its 24 hectare property located in Calamba, Laguna into a low income mass housing project consisting of 3,000 units.  The project named Villa de Calamba, catered mainly to factory workers and minimum wage earners employed within Laguna, Batangas, Paranaque and Makati.  The project was fully completed by the end of 1996. In July of 2006, FRC ventured into inner city affordable housing.  Its test pilot project was Villa Alicia I, a 5 storey residential walk-up condominium consisting of 33 units located along Arnaiz Avenue, Pio del Pilar, Makati City.  The project was fully completed by August of 2007.  The next project was Villa Alicia II with 66 residential condominium units located at Zamora Street, Pasay City which was fully completed in 2010. This was followed by Villa Alicia III with 98 units located at P. Tuazon Boulevard, Cubao, Quezon City and Villa Celedona with 22 units located at Coronado Street, Guadalupe, Makati City. These projects were fully completed in 2013. The latest on-going project of FRC is Tierra Verde Residences located at Dasmarinas City, Cavite consisting of 255 low cost mass housing units. This project is estimated to be fully completed by the middle of 2016.
