The Good - Standing along Gil Puyat Avenue, formerly known as Buendia Avenue, the West of Ayala offers great accessibility for its residents. Strategically located near the center of Makati’s CBD, everything and anything is within reach from the West of Ayala.

The Bad - Since the condominium stands beside a major thoroughfare, it is expected that noise and air pollution is a common problem. On the other hand, the front entrance of the condominium is crowded during peak hours. Its surrounding areas are flood-prone, so commuting or driving to and from might be a nuisance.

Property Management
West of Ayala’s property management has properly maintained the façade of the building and common areas of the condominium. The management allow gas or electricity as a power source for cooking. On the other hand, they have restricted the list of service providers the residents may opt to subscribe for landline, cable TV, and internet connection. They allow pets of small breed to reside in the condominium.
West of Ayala’s building security is tight. Unless the visitors subject themselves to their security protocol, they do not allow access to the common areas and residential area. The concierge will kindly assist you in any query you have. Aside from roaming security personnel, the management has installed CCTV security cameras for added surveillance.
The property management has done a good job in maintaining the common areas of the condominium. The West of Ayala offers a round swimming pool, a fitness gym, and a function room. The lobby of West of Ayala is vast, more than enough to hold a number of guests. There are several commercial spaces at the ground level of the condominium. The fitness area is amply spaced, although during peak hours the gym might be congested due to its size. The swimming pool area has space allocated for lounging and sunbathing. The West of Ayala does not have its own drop-off point, but residents can opt to alight their vehicles at the back entrance of the condominium.
Unit Quality
West of Ayala offers spacious units of studio, one bedroom, two bedroom, and three bedroom rooms. All rooms are adequately cut. The kitchen has a cabinet system installed, both modular and overhead cabinets, a space for the refrigerator, and a built-in cabinet for laundry. The living, dining, and bedroom areas are installed with wood laminate panels, while the bathroom and kitchen area are installed with ceramic tiles. Units facing Gil Puyat Avenue may be bothered by the noise coming from the traffic, so units facing the Urban Road are a better option. There are some units without views due to the building’s proximity to other buildings as well.
Various shopping and dining areas, prestigious hotels, recreation and leisure, cultural and historic locales, educational institutions, major bank headquarters, healthcare facilities, several office buildings, and other esteemed establishments are nearby West of Ayala. Malls like Greenbelt, Glorietta, and SM Makati are within easy reach. With its location proximal to Gil Puyat Avenue, major thoroughfares are accessible too, such as EDSA, Makati Avenue, Ayala Avenue, Metro Manila Skyway, and more. However, roads nearby West of Ayala are known as flood-prone areas. If you opt for less noise due to the traffic at Gil Puyat Avenue, units facing the Urban Exchange Road will be more convenient. Commuting is not a problem, since multiple modes of transportation — trains, buses, taxi cabs, jeepneys, and more — are available from West of Ayala’s entrance.

We own a 4 bedroom 132sqm custom unit (with additional maids room) and a single parking slot. Have lived in the building since Jan 2006. The building is well maintained, most residents are expats or medical professionals (very close to Makati Med). The units are large. Pool is small. No place for kids to play but parks are close. Overall, the building management has been excellent at times and pathetic at others. They do an awesome job on some things but can't seem to fix the aircon in the gym. They were amazing when we remodeled (working with building engineering to keep things legal) but recommended a contractor who was more or less of a fraud. Definitely one of the better buildings in the area - walking distance to Cash and Carry and Santi's - and the area is rapidly being remodeled with malls, stores, restaurants - clubs and bars. There is even rumor that the Makati Elevated Walkway may be extended through Makati Med and along the back of the building.

Lived here for 2 years. I liked that it is way bigger compared to other newly built condos in the metro. Equipped with bath tub, overhead range hood, wall-to-wall carpet. Plus they have Free monthly pest control, that other condos do not offer.

Lived here for 2 years and I moved out only because I don't need to rent anymore. The kitchen and bathroom are what I loved about it most. I've never seen a studio unit as huge as West of Ayala - kitchen is U-shape, bathroom has bathtub and sink is marble. Flooring is also marble in common areas - something rare these days. When you step out of the condo you can take a cab, jeep or bus to almost anywhere. They also have CCTVs in almost all common areas such as elevator and hallways. There was an instance where we got robbed by our house maid and the CCTV footage showed us what time she went out of our unit, what she brought up until she stepped out of the condo. One thing I didn't like is the parking slot that I got from the unit that I rented. I parked at the 7th floor everyday at least 3 times a day. The swimming pool isn't also as big. One thing I didn't like also is the maintenance when I knew they only replace the water in the pool once every year!! All in all, I highly recommend this condo. I rented a studio unit with parking for Php 17,000 and a 1-bedroom with 1 parking for Php 21,000 and that was 3 years ago.
