The Good -

With 38 square meters for its 1-bedroom unit up to 65 square meters for the 3-bedroom unit, the Xavierville Royale condo offers relatively more floor space than the newer condos in the area. Additionally, units have a small balcony where residents can stash their washer-dryer or set-up a mini-smoking area. Gas cooking system is allowed. Building has a mezzanine on the second floor which serves as a second waiting area for condo guests aside from the ground floor waiting area.

The Bad -

As with buildings that are more than a decade old, units may need extensive renovations and building features such as the elevator need preventive maintenance. At the time of this writing, there’s only one working elevator out of the two which can only accommodate a few people at a time (500 kg max or roughly 7 people). Strictly no pets allowed.

The Verdict -

The 2 to 3 bedroom units are family-friendly in size but pets are not welcome. Ideal for families and yuppies who are looking for pre-owned condos. With its location along Xavierville Avenue, residents who want to dine or drink out have plenty of options in the area. A wellness spa is available in the building’s ground floor while an East West Bank branch and a mom-pop grocery store are just across the street. Katipunan Avenue is a short 15 minute walk while the Cubao commercial area is a 30 minute drive away, without traffic.
