The Good -

The building is a bit old but well-maintained. Units have relatively more space compared to the other condos in the area. The 1-bedroom unit has 52 square meters, the floor space of which is equivalent or even more than the regular 2-bedroom unit in the other new condos in the area that cater to students. Xavierville Square Condo offers up to 3-bedroom units which has 146 square meters. Furnishings and fixtures look dated but they’re still soundly reliable. Balcony has a dirty kitchen sink which can also double as a laundry area. A BDO Bank branch is available at the building’s ground floor.

The Bad -

Due to its age (building is a decade old), units might need renovations for desired home setup. The gym has seen better days and equipment needs an upgrade. No pets allowed. No provisions for guest parking which is only available on a first-come-first-serve basis.

The Verdict -

For residents who are looking for more floor space than the ones available in the same area, Xavierville Square Condo is the place to go. While the building is much older, it gives more living space than the newer condos. Located along Xavierville Avenue, it has easy access to the many dining options, with Cubao and Katipunan a mere 10 - 30 minute drive without traffic. Public transportation via Katipunan Avenue and LRT Katipunan Station is a 15 minute walk away.
