The accidental loveteam of Filipino local actor Alden Richards and Maine Mendoza (Yaya Dub), or #AlDub has dominated not only the noontime television block, but our social media feeds as well, thanks to the drama, comedy, and entertainment they brought on Eat Bulaga’s “Kalyeserye.”

Indeed, how Richards managed to charm not only Yaya Dub, Lola Nidora and her two other siblings, the audience at Eat Bulaga, and yes, the entire nation is something to be emulated, especially in the real estate profession. After all, getting that sweet YES on a real estate sale is worth the effort.

Here are six reasons why you should tune in to the five-year showbiz professional’s moves:

1. He knows how to make a first impression.

You’d rarely see the Kapuso hunk not put together. He wears his hair slicked back, favors simple tshirts, dark pants, sneakers, to dress shirt and slacks, according to the occasion.

IRL (In-Real-Life) Tip: As you are in the business of selling million-peso properties, physical appearance really counts. This is because customers are not only sold to the products offered, but to the salesperson.

Aside from investing in a wardrobe and personal hygiene, invest in time to study up on the properties you are selling, especially information that is not usually available on your presentation, catalogue, or online listing.

2. He can smile his way into everyone’s hearts.

Any real estate professional will tell you a smile is a big asset when selling. This is because according to a LinkedIn Push article, a genuine smile can get customers to like, trust, and do business with you more.

Which is clearly why Richards’s bedimpled smile has gained a lot of followers and admirers alike. It would also probably be one of the main reasons why he caught Yaya Dub’s eye in the first place.

IRL (In-Real-Life) Tip: Practice smiling and talking in a full-length mirror, or with a friend who can pass judgement about your sales delivery. This way, you’ll get a different perspective about the way you pitch, and improve whatever needs to be done to make your conversation with your client more genuine and natural.

But no matter how practiced you are with how you present yourself to your clients, the only way it will come across as genuine is if you truly care about helping homeseekers find their next home.

3. He can be quickly instinctive and attentive to people’s needs.

Richards showed remarkable sensitivity not only to Yaya Dub’s needs, but to Lola Nidora’s as well. Way before the two met, Richards sent a box of Filipino childhood sweets that Mendoza love in real life. He also rarely forgets to bring pasalubong to Lola Nidora, and even her Rogelios whenever he comes back from an out-of-town trip.

IRL (In-Real-Life) Tip: Going that extra mile when providing customer service to your clients will clearly level up your business relationship status. This will also guarantee that your client will not take his or her business elsewhere with another broker.

A simple sharing of a comprehensive page about a property your client is eyeing to buy or providing a catalogue of recommended properties will not only shorten the decision-making process, it will also change the client’s perspective of you from a seller to a property consultant.

4. He doesn’t give up, no matter what the obstacle is.

Because the actor rarely knows about the challenges he will be doing in “Kalyeserye,” he confided an interview with GMA that he works out before his duties at Eat Bulaga to physically prepare himself for the challenges. From delivering a pile of chopped wood from Broadway to Centrum to EDSA in 20 minutes to retrieving 3 boxes of chili in an Olympic-size swimming pool under pressure, Richards has managed to pass the challenges given to him with flying colors and increased his chances at meeting with Yaya Dub.

IRL (In-Real-Life) Tip: Challenges are all too common for real estate professionals. But as this ZipMatch Top Pro had said,

“Only a few who would choose to experience a lot and push through, and will get rewarded greatly in the end.”

Take a page from Richard’s courtship book and prep yourself from any selling roadblocks you encounter with your clients. Instead, treat a client’s apprehensions or hesitations about homebuying as communication barriers and learn how to deal with them.

5. He does not hesitate to express his true intentions.

One kilig moment fans would remember is Richards singing the song “God Gave Me You” before he went to Lola Nidora’s mansion for his first date with Yaya Dub. Richards appeared to have dropped character by dedicating the song to Yaya Dub’s real name, and proceeded singing while getting emotional. Others may say that Richards was really falling for Mendoza. But a few think that the actor was showing his gratitude to the Dubsmash queen for the skyrocketing success he is currently enjoying.

IRL (In-Real-Life) Tip: You don’t really have to sing to your clients like Richards did, but clients will really appreciate you if they feel that you genuinely represent them all throughout the homebuying process.

Start asking the right probing questions about the reason behind their decision to buy, provide them information that they actually need, and acknowledge the time they spend with you. If you do this right, they are most likely to buy from you or send over a pre-qualified referral for being transparent with them.

6. He sees the value of building the foundation of a relationship.

In “Kalyeserye,” Richards personally takes part in preparing grand productions to celebrate the loveteam’s “weeksaries” and “first dates” to show how much he values not only Yaya Dub, but the entire the #Aldub fandom about the duo’s success. It makes sense, after all, since Richards is not only courting Yaya Dub, but the entire fandom, Eat Bulaga audiences, and heck yes, the entire world even.

IRL (In-Real-Life) Tip: ZipMatch CRO Chow Paredes said,

“I make sure that all of my clients that I have interacted with in the last nine years (and running) are still being serviced in a way, whether they’re buying or not.”

Although forging relationships seem simple at the surface, business relationships require time, effort and tact. A healthy business relationship with your client that’s been marked with several relationship goals improves your customer relations. In the long run, your clients can be your own personal ambassadors to your service, and will help you make more future client successes.
