Rental Yield Estimate is the estimated percentage of the property’s cost you can earn back annually from rent income. The Rental Yield Estimate assumes that the property is rented out for a full year.

The higher the Rental Yield from a property, the better the investment. A higher rental yield means that you can recover your investment in the property faster and generate more profit after it has been paid off.

For example, if you invested 6,000,000 PHP to buy a property and then you rent it out for 40,000 PHP per month. The rental yield for this property would be calculated as follows:

(40,000 * 12/6,000,000) * 100 = 8%

Gross Rental Yield = (Monthly Rent * 12 / Property Cost ) * 100

This estimation is based on Gross figures. Remember there can be other costs involved while purchasing and owning house or condo including taxes, maintenance fees. To calculate Net Rental Yield, you should consider these factors as well.

For example, the weight of a swimming pool as an amenity in the overall score will be different than the weight of a helipad. The amenity score depends exclusively on the amenities listed by the developer.

Neighborhood Score

ZipMatch's Neighborhood Score helps you compare the accessibility of important establishments between projects, districts and cities.

We use important establishments in the vicinity such as restaurants, banks, ATMs, shops, schools, hospitals, and playgrounds to arrive at a neighborhood score. Various establishments are given different weights based on importance, total number and proximity.

Data used to calculate the Neighborhood score is user generated and refreshed from time to time and, as such, you may scores for some projects changing from month to month as new establishments open or closed in the neighborhood.

Affordability Score

ZipMatch's Affordabilty Score is the best way to compare property prices between projects, districts and cities in the Philippines. A high Affordability Score denotes more affordable housing options.

We use factors like Price per Square Meter and Actual Property Price to arrive at the Affordability Score.

Average Size

Average Size denotes the average size of a specific unit configuration (Studio, 1 Bedroom, 2 Bedroom, 3 Bedroom, etc.) within a building, project or location.

Average Sale Price

Average Sale Price denotes the average price of a specific unit configuration (Studio, 1 Bedroom, 2 Bedroom, 3 Bedroom, etc.) goes up for sale for within a building, project or location.

Average Rental Price

Average Rental Price denotes the average monthly price of a specific unit configuration (Studio, 1 Bedroom, 2 Bedroom, 3 Bedroom, etc.) goes up for rent within a building, project or location.

Average Price Per Sqm

Average price per square meter denotes the average price of a square meter in a project, district or city. It provides an indication of how expensive or cheap a property is within a building, project or an area. Note that Average Price per Sqm is based on sale prices from listings posted on ZipMatch and not actual transaction values.

Average price per Square Meter = Listing Price of the Unit/Area of the Unit
