The Good - Vista Residences’ first project in Bonifacio Global City, Avant The Fort is located at the corner of 26th Street and 3rd Avenue, making it high accessible from BGC’s most prominent areas, such as New Lima and Net One, Marajo Tower, the Singapore Embassy, and Forbes Town Center.


The Bad - Vista Residences isn’t renowned for high-end condo projects, so would-be buyers looking for a BGC property will be a disappointed. Units are not well designed while the amenities (for example, swimming pool) are not at par with those of nearby condo projects.


Property Management
At 100 per sqm, condo fees are quite steep compared to nearby condo projects.
Security
Security personnel are visible both outside and inside the building itself. CCTV cameras abound, in elevators, hallways, and common areas. However, it’s not clear if there are enough to provide visuals of every nook and cranny of the condo.
Amenities
Avant’s swimming pool, located at the ground floor, is small for a building of its size. There’s also a small gym, which was closed when we visited the building. Hallways, however, are brightly lit.
Unit Quality
The units’ best attribute would be the floor-to-ceiling windows, which create are sense of airiness. However, units have bizarre layouts resulting in useless corners and spaces, especially in the upper-level bedroom of the loft-type units. There’s also a weird, enclosed room housing the unit’s air-con condenser. There’s a separate room for a small kitchen and downstairs bathroom.

I was able to view a 2BR loft type unit in Avant. Unit has a bright ambiance due to large windows. I was quite disappointed though that the second bedroom will more likely pass as a stock room instead of a bedroom due to its size. But I like the fact that the property is within the Central Business area of BGC. St. Lukes is just a block or so away and it is walking distance from Burgos Circle.

I am a Westerner who owns three properties in the Avant which I live in and rent out and having visited all the developments in BGC including Serandra, Icon, Arya, 8 Forbes, One Mckinley Place I would say that Avant is by far the best in value terms. It has a large pool, gym and sky garden and security is first class. The major selling point is size, being a small development you will not find hundreds of people fighting for space nor do you have kids and animals running around the place as you do in other developments. As for views all my units have a unobstructed golf and city view which you do not find in other developments. Avant is ideal for ex-pats and local professionals who make up the majority of its owners.

i often visit the place, since this is our corporate apartment for our visitors. I love the spacious units and that every floor only have 6 or 8 units i guess. Gym and pool are superb. However i don't like how the security/management works with the brokers or third party vendors, they are not coordinated enough.
