The Good -

The building has a big, resort-like amenity area where residents can relax and have fun without having to leave the condominium compound. A number of convenience stores also surround the compound. It is good to note that each tower has a number of security personnel and that the condominium compound is exclusive and has two secured entrance gates. The units are built well and made out of good quality materials that block out noise and are durable.


The Bad -

California Garden Square is located at a busier and noisier part of Mandaluyong where a lot of vehicles pass through. A lot of commercial areas also surround the building. This becomes a disadvantage because the streets become congested during peak hours. Even though the building’s units are of good quality, the sizes are relatively small.


The Verdict -

The condominium is very much like a one stop shop because all the basic necessities of the residents, like laundry shops, water stations, mini-grocery stores, convenience stores, canteens, and restaurants, are already there. The amenities area is also complete with a gym, a pool, a changing room, a squash court, and a nursery school. Security in the building is top notch. Security personnel are stationed not only at the entrance gates but also at each tower in the condo compound. Surveillance cameras are also in place throughout the common areas. Future home owners, especially families, will find California Garden Square to be a good investment in terms of convenience, unit quality, and price.

great place. i like the mini community inside. It is also in Mandaluyong. So even though traffic is heavy on main roads, there are a lot of streets you can pass through to avoid them. My friends unit is loft type which i really love. I assume its the same for others.

Listed on the Philippine Stock Exchange (PSE), the company was spun off from real estate giant Megaworld Corp. in 1994.Empire East, which mainly serves the middle-income housing sector, pioneered “ transit-oriented condominiums” in the metro. Among its ongoing projects are Pioneer Woodlands in Mandaluyong City and Kasara Urban Resort Residences in Pasig City. In July 2012, Empire East partnered with Japan-based Okada Group to develop a P45-billion upmarket condominium complex in Entertainment City along Manila Bay in Paranaque City.
