The Good - Spacious one bedroom units for rent and for sale are available in the condominium. Some come fully furnished while others don’t, so it’s up to investors or home buyers to choose based on their preference and budget. This seven story building has one elevator installed for the convenience of the residents. Since the condominium is nestled between the Rockwell and the Makati central business district, residents can expect ease when it comes to shopping, entertainment, business, educational, health, and spiritual needs.


The Bad - The building was built in the year 1998 and it shows upon the facade. Looking at the facade, one can guess that the building is already old and worn which is a bad thing, especially if management is looking for more tenants and home owners. Also, the lobby, elevators, and hallways’ sloppy appearance could do with a good clean and some tiny restorations.


Property Management
Pet-owners do not need to worry about strict pet rules because management allows pets in the building as long as they are kept inside the units so as not to disturb other residents. A huge perk that comes with living in the building is the 100% backup generator that is available in case of power shortages. You can even get food delivered right at your doorstep as long as the guard is informed and security protocols are done. However, despite these positive aspects, the management is pretty poor with its maintenance. The shabby walls, elevator, and hallways are in need of a good clean, new paint jobs, and probably a few repairs here in there to spruce things up and to make the place feel more welcoming to prospective tenants and home buyers.
Security
A security guard attends the main lobby of the building and acts as both the security and the receptionist for tenants and guests alike. Since the building is only small and the main entrance gate is locked, security at the main entrance is already pretty tight even though there is only one person guarding the building. Also, aside from the guard, there are also surveillance cameras around the building to make sure that everything is kept a close watch on and any suspicious activity can be detected. Residents can also feel safe knowing that safety measures against fire are set up and ready to use throughout the building. Some of these include the fire alarms, hoses, extinguishers, and exits.
Amenities
For recreation, residents may need to go elsewhere to find amenities. The out-of-shape lobby, elevator, and hallways serve as the only common areas in the building so tenants and unit owners may have to make do with their own unit balconies or by going out to Rockwell or Ayala for some entertainment or relaxation.
Unit Quality
Prospective buyers and renters can get a good deal out of the rooms in Cosel Center Condominium because the prices are pretty good considering the space of the units. It is up to the unit owner if he/she would like to renovate and make some changes to the room. But since the units are well built with solid walls, and sturdy fixtures, he/she would have less to spend in getting everything prepared. In terms of design, the building has a more classic vibe. This has somehow faded because of the poor maintenance of the condominium.
Location
Sandwiched between Rockwell and Makati central business district is the Barangay of Poblacion where Cosel Center Condominium is located. This prime spot is one of the more enviable addresses in the Metro because of its easy reach to all the commercial, business, retail, food, and entertainment hubs in Makati. Travel time also becomes less of an issue and getting needs and wants becomes hassle-free. The area in the immediate surroundings of the condominium is pretty quiet since it is a residential lot. Although, new residents may get confused with the directions because of all the intersecting streets that need to be passed through. Lamp posts can be found throughout the streets so walking around at night is safer.
