About This Project

Designed by W. V. Coscolluela and Associates, these two high-rise residential condominiums developed by Rockwell Land Corporation, towers at 46 storeys and 44 storeys respectively.

Named after the Filipino master of multimedia and abstract arts, and inspired by the Santana Row in San Francisco, California, Joya Lofts and Towers pioneered loft living in the country.

Each unit boasts of well-designed interiors and space. Unit types include studio deluxe residences measuring 25 square meters, studio premier units measuring 33 square meters, one-bedroom deluxe suites with a floor area of 46 square meters, one-bedroom executive units measuring 57 to 60 square meters, 58-square-meter one-bedroom lofts, 79-square-meter two-bedroom deluxe residences, and two-bedroom executive suites measuring 100 to 119 square meters.

To ensure an active lifestyle, the two towers offer amenities such as swimming pools, spa, fitness center, playground, landscaped garden, and business center. Added services include housekeeping, laundry and pressing, dry cleaning, in-room massage, concierge and reception, ad 24-hour security.

The Good - The northern building of Joya Lofts and Towers is near the Power Plant mall in Rockwell center. Some commercial establishments can also be found in in some of the ground floor spaces of the building. Schools like Ateneo Graduate School of Business, Ateneo Law School are around the area. Makati Central Business District and Ortigas Center are also near. The good thing about its security is that access cards are needed to be able to use the elevators. The units are structurally sound, well designed, and properly maintained. The same goes for the lobby, hallways, and elevators. Parking areas are available for tenants. Most of the rooms, except the studio type ones, have balconies that offer breathtaking views of the city.

The Bad - Because there are quite a number of units on each floor and only 3 elevators available, traffic occurs while tenants are waiting for the lifts. During maintenance of these elevators, congestion becomes even more of a problem. The entrance can also be congested at rush hours because of the number of private vehicles and taxis coming through to pick up or drop off people. No other forms of public transportation except taxis are available. They only become available once you are out of the Rockwell Center.

Property Management
In terms of its policies, the condominium management is lenient when it comes to allowing tenants’ pets but most of the time they leave the decision up to the unit owners. Some unit owners don’t want their tenants to let pets in because they want to properly maintain and preserve their unit’s interior decor and furniture. Construction and renovations inside the units are also things that need to be brought up to the unit owner’s attention. The building is firmer about letting guests in. Permission from the tenants and security needs to be obtained for before they are allowed to inside a specific unit. Food deliveries are allowed with consent from the security personnel. In case of power failure in the area, residents can rest assured that they have stand by generators. Parking areas are available in the podium and basement of the building. Only electric stoves can be used for cooking. The air-conditioning units installed in the rooms are split-type with condensers found outside the rooms.
Access cards are one of the bestselling points of the building’s security. It makes the floors harder to access by people who do not live or work in the building. Intruders are less likely to get to the other floors because they cannot easily use the elevators without the access cards. Aside from this, they cannot easily pass through security checks done by the guards attending the main entrance, the parking areas, and the lobby of the building. CCTV cameras are also installed all throughout the common places of the building including the lobby, parking area, hallways, and elevators. Security personnel make sure that footage from these surveillance cameras are monitored to detect any suspicious activity that may be happening in the building.
The lobby has an Asian theme to it with neutral colors like off-white, beige, and brown as the dominant hues. Cozy chairs and couches are available for guests’ and tenants’ comfort. A concierge is also available around the clock to attend to the needs of tenants, unit owners, and guests. Because of the wide, ceiling-to-floor windows, the lobby has beautiful natural lighting during the daytime. Translucent off-white curtains serve to shield the room from the sun’s strong rays. The lobby and elevators are kept nice and cool with proper air-conditioning. The hallways are a not air-conditioned but still cool nonetheless. The elevators and hallways are well lit. The pool area is located at the roof deck. It is well kept and safe for children because the flooring is made of rough stone. There are sun bathing beds around the pool for those who just want to relax or get a tan. Also there is a safe play area for little kids. A comfortable game room and billiards room are available for adults. Meanwhile, the gym is clean, well ventilated, and has two wide floors complete with all the necessary workout equipment.
Unit Quality
The building, developed by Rockwell Land Corporation, has a total of 46 stories and has around 15 units per floor. Its overall design is a classical Asian theme with simple furnishings and accessories. Throughout, the building has neutral colors ranging from white, beige, orange, and brown. The units are already fully furnished and interior decorated by the unit owners. Some of the units even have themes themselves. Future tenants can rest assured that the quality of the units are good. Although the walls are wooden and hollow, they are sound and are painted over nicely. Most of the units have balconies and bathrooms that can be opened from two rooms. Dryer vents and washing machines are available in the rooms. This way, tenants have the option of doing their own laundry. The furnitures are nicely built and installed. The rooms also come complete with appliances provided by the unit owners. Renovations and repairs are allowed by the management but for those who are renting, it will all depend on the unit owners.
Conveniently located in Rockwell, Makati City, Joya Lofts and Towers’ North building is surrounded by residential condominiums and commercial areas. The central business district of Makati and Ortigas are also just a few minutes’ drive away. Tenants can easily walk to their destinations around the Rockwell area. There are many accessible places to eat and shop for tenants.

I lived here for nearly a year but I still come back here to go to the boxing gym on the 3rd floor which is part of the rockwell club. It's actually one of the cleaner boxing gyms I've been in the Philippines and the swimming pool is great for doing laps. One of the best features of this building are their lofts. This building started the trend for two story lofts.

We visited here for a photoshoot inside one of the units here. Upon arriving in the area, I told the ex-boyfriend I wanted to live there. The place is sooo close to Powerplant Mall and the neighborhood is very quiet that weekend - something rare these days. We were welcomed by a hotel-like design of lobby and waiting area. When we approached the concierge, they contacted the unit owner and we were allowed to go up. Apparently we needed a security card to access the elevator!! Very nice! When we finally reached the unit, I was very impressed - the size is huge, the overall quality of the materials used are superb, the bathroom and the kitchen (stuff that are most important to me). What can I say?! You get what you pay for! The unit prices are not for the budget-conscious. Had I known about this when it was still preselling, I might be able to afford this LOL

Aside from the obvious accessibility, convenience and security this community provides, I will always recommend Joya Lofts and Towers to end users. The decision to live in a condo property in my opinion should heavily rely on the property management. That said, I have my hands down to this property's management. For a condo built on 2008, I would have to say that the property is well managed. Guards and staff are always ready to lend a hand when you're carrying tons of groceries or 24 hour engineers taking care of a broken toilet flush at 12midnight is always a life saver. Any 6year old building will have wear and tear, but at very least Joya property management pushes to maintain its service like its brand new. I have resided in the building since turn over and still choose to. To me, Joya is home with all its comforts.
