The Good -

The 130 square-meter, two bedroom units are big with wide rooms that will give residents a lot of space and freedom to furnish and design the interiors. Also, each unit has its own fire escape near the bedroom window. The building also has a 50% back-up generator in case of power outages.

The Bad -

The façade looks quite worn. The overall maintenance of the building could be better improved. Security is quite lax. There are no security personnel at the main entrance or lobby of the building.

Property Management

The building is managed by AFIRMA services. Rules are not that strict. Overall, they give residents a lot of freedom as long as they do not cause any trouble for the building or fellow residents. They allow residents to use either gas stoves or electric stoves. Any kind of landline, cable, and internet cable can be installed in the units by the tenant or unit owners. Pets are allowed in the building as well. A 50% back-up generator is available in case of power failure. Parking can be found in the open area at the front of the building or at the basement but slots are quite limited. In terms of building maintenance, Kikusui Star could do better to provide good service and a safe and clean home for their residents.


Residents can expect lax building security at Kikusui Star. No security personnel can be found at the main entrance or lobby of the building. There also don’t seem to be any surveillance cameras in the common areas, like the hallways or lobby. One thing that is notable about the building’s security is the window fire escapes in each unit. In this way, residents can easily get out of the building in the event of a fire emergency.


The building does not have any amenities. Residents would have to go out if they wanted to exercise at the gym, arrange a gathering, or go for a swim. Kikusui Star’s common areas do not feel warm or homey. The elevator, which has been broken for quite some time, is an inconvenience for those on the higher floors because they would have no choice but to use the stairs. The lobby area does not feel welcoming nor comfortable. There are no chairs for guests or tenants to sit in while waiting. The only good thing about the common area is the management office at the ground floor.

Unit Quality

The units are big in size and each has its own window fire escape. The rooms inside the units are also spacious, making it suitable for families. There are only two units per floor so tenants and unit owners can expect the place to have very minimal noise. In terms of unit quality, there are a lot of things that need fixing. The paint is peeling off the walls. The tile grout in the bathroom is very dirty. The windows and the window grills are grimy. These are just some of the problems that need some cleaning and repairs. But if the tenant or unit owner chooses to renovate the place, it can easily be transformed and would be as good as new because the walls and the ceiling are solid and sturdy.


Located in Makati City, the condominium is just a few minutes away from the bustling business and commercial district of Ayala. Getting there though becomes difficult during rush hours because of the heavy traffic. In terms of accessibility, the location still has more advantages than most addresses. There are plenty of schools, hospitals, restaurants, entertainment centers, malls, and offices near the area. The huge drawback aside from the congestion is that the area is prone to floods and earthquakes.
