The Good - The building is located in a great area surrounded by business, food, and entertainment areas. It is even near parks and museums so families and children have lots of places to bond, play, and have fun. Also, although the tower is old, it looks well maintained. The big rooms come fully furnished and a parking space is available with the unit. Some of the rooms even have balconies included. Electricity or gas can both be used for cooking. The rooms already come with an air-conditioner provision, but if the tenant wants a newer and cooler air-conditioner, he or she is allowed to install a new one with consent from the unit owner or management.

The Bad - The parking lot is small. It can only accommodate about 20 cars. Pets are not allowed in the premises. The street in front of the building is quite narrow which may cause some congestion sometimes.

Property Management
From outside, one can see that the building is quite old and worn down; although inside, everything is kept clean and in good condition. Two guards attend the main entrance, lobby, and the parking space area. The lobby has a concierge that receives tenants and guests. Both gas and electricity can be used for cooking. Both window-type and split-type air-conditioners can be installed in the rooms. Renovations and repairs are allowed with permission from the unit owner or management of the building.
Security personnel attend the main entrance, lobby and parking area of the tower. All the elevators and hallways have 24-hour security CCTV cameras. Fire extinguishers, automatic sprinklers, hoses, alarms, smoke detectors, and exits are all available and always ready to use. A backup generator is also in place in case of power failure.
The lobby is a little small but it feels homey and looks really clean. The building has no amenities so tenants would have to go out for things like a gym or a swimming pool. There is one public elevator and one service elevator. They are small but seem to be in good condition. The lobby, hallways, and elevators are all properly lit but the lighting might be a little bleak for some. A concierge is available in the lobby but they aren’t available round-the-clock.
Unit Quality
Overall, the building has nine floors. There are no amenities in the building, instead there are only residential units. The units are spacious and simple. They can accommodate around 4 people. The walls are nice and solid. Because of this, any unwanted noise is filtered out. The furniture installed in the units are sturdy and in good condition. The separate rooms in the bigger units are spacious.
Places like Greenbelt, Glorietta, Landmark, and the Ayala Business District are all easily accessible from the prime location of Mayfair Mansions. Other business, food, and entertainment centers are also available near the area. Walking is the easiest form of transportation and it is made more convenient by the fact that there are sidewalks, pedestrian lanes, traffic lights, and waiting sheds all over the area. The area is safe for walking too. But for farther destinations, numerous forms of public transportation are also available. Some of these include taxis, buses, jeepneys, and even trains.
