The Good - Megaland Tower has one of the more enviable addresses in the metro because of its closeness to Makati’s central business district. Unit owners and tenants will have no trouble accessing offices, banks, shopping centers, groceries, schools, churches, hospitals, and government offices. The lobby and hallways have a simple and clean cut design showcasing the building’s slightly modern design. The big tiles used for the building’s flooring makes maintenance and cleaning easier for the management.

The Bad - For buyers who want to check out the place, locating the building might become quite difficult since the building doesn’t have a sign indicating that it is Megaland Tower. A lot of cars are parked along the street in front of the building which gives it an untidy appearance. Based on the lack of security personnel at the entrance of the building, one can say that security is lax. This may put the safety of all the residents at great risk. Inside this building, one can see units that are not well taken care off and are in bad need of repairs.

Property Management
This low-rise condominium, developed by Megaland, is surrounded by a residential community full of houses. Residents can get that sense of community rarely felt when living in a condominium in the midst of a central business district. From its facade, you can see that the building was modernly designed and although its appearance looks untidy because of the cars parked along the front, the building itself is neat. Rules are pretty strict when it comes to pets. This is most probably because of the small spaces in the tower and any noise made by a single pet would be enough to disturb people in the whole building. Cooking with either a gas or an electric stove is accepted; it gives tenants and unit owners options when it comes to how they can save money on gas or electricity. Maintenance with the building’s facade is good but the same doesn’t go for its units which are in pretty bad shape.
With the building located in an open residential area, residents may have to be more careful when walking to and from their home, especially at night. Because the residential area is open and not exclusive, anyone can pass through the area and pose as a threat. The building only has one security guard, which would be enough if he was more vigilant and less lax. But not everything is too laid back because there are also some security cameras located in the building that keep record of people’s activity. Fire safety is addressed through all the precautions placed all over the building.
No amenities can be found in the building, but this is only to be expected out of a low-end condominium targeting the lower end market. The building does a single common area which is the lobby. It is tidy and neat but small in size. It gives off a dormitory ambiance with its plain design and strict off white walls. A small bench is available for those who need to wait. But if there are a lot of visitors, the area will definitely be cramped.
Unit Quality
The one bedroom and studio type units are small in size and are in need of a lot of repairs but despite this, once they are cleaned up, they would be easy to renovate and decorate. Around four people can fit, that’s why it’s perfect for individuals, couples, and small families. The narrow hallways may pose a risk for residents during emergency situations like fires or earthquakes. With this in mind, the management must make sure there is a proper evacuation plan in place for the safety of their tenants and unit owners. The design of the building is focused more on modern simplicity and functionality. No decorations or furnishings can be found throughout the building. This would make the building easier to maintain but contributes to its lack of appeal.
The building is located in an open residential area. It entails less security personnel watching over the area and no exclusivity meaning anyone can get in and access the area. Walking around at night could be dangerous and robbers can also be a major threat. But being a few minutes away from Makati central business district, Megaland Tower gives its residents wonderful accessibility advantages that are not so easy to get in a suburban neighborhood.
