The Good - Future residents will not be disappointed with the condominium’s unit sizes. All the rooms in the units are spacious. The building is right beside a BPI bank and near convenience stores.

The Bad - The building is more than 20 years old and is starting to show signs of wear. Maintenance, in terms of cleaning, repainting, and repairing, could be improved. For those who drive to get to work, there may be heavy traffic during peak hours. When there are heavy rains, the area easily gets flooded.

Property Management
Management is not too strict when it comes to the building policies. Cooking methods are flexible. Tenants and unit owners can choose either a gas stove or an electric stove. Air-conditioning options include either split type or window type. The building could be better maintained especially in terms of the facade and the common areas.
Management guarantees residents with 24-hour security. A security guard is stationed at the main lobby and also acts as the building’s reception. CCTV cameras and fire safety precautions, like fire hoses, extinguishers, and exits can be found in the common areas.
Orient Mansion does not have any amenities. But there are commercial spaces at the ground floor. A BDO bank is right beside the main entrance. In terms of the building’s common areas, functionality is prioritized over design. Being an old building with only a few floors and a few units per floors, only one elevator is installed. This elevator is properly maintained, and along with the lobby and hallways, well-lit.
Unit Quality
The condominium would be best suited for working professionals with families. Because of the wide space of the units, there is plenty of room for a mini-office and separate children’s bedrooms. Per floor, there are only four units so owners and tenants do not need to worry about too much noise or elevator crowding. In terms of maintenance, the rooms could be improved. There were a lot of cockroaches in the rooms. Management could get that sorted out with the spraying of insecticides.
Being near schools and the corporate offices is an advantage for kids and parents. It is also nice that the building is near shopping centers, entertainment areas, and parks so that families get to enjoy their weekends together for some bonding time. Although the roads are quite narrow, the surrounding area of the building is pedestrian friendly with sidewalks, pedestrian crossings, and traffic lights in place all throughout the area. Overall the condominium is located at a good area. Tenants and unit owners just have to watch out heavy traffic during rush hours.
