The Good -

Princeton Residences is beside the LRT 2 Gilmore Station, so transportation is readily available. Tomas Morato, Araneta Shopping Center, and Greenhills Shopping Center are easily accessible from here. Its surroundings are commercial and prime residential areas such as Gilmore’s cyber hub and New Manila. The open pool area is a relaxing spot and has an amazing view of the city.


The Bad -

The units are cramped; 26 units are on each floor in this 42-storey structure. Despite the dense population, there are only three passenger elevators in service. The drop-off area has an opposite entrance against the main road’s traffic flow.


The Verdict -

SMDC’s Princeton Residences has studio, one-bedroom, and two-bedroom unit types to choose from. This place is suitable mainly to students because of its accessibility to numerous educational institutions in the metro including Ateneo De Manila University and the University of the Philippines-Diliman. The lounge areas including the students’ longue are Wi-Fi ready.  A 7-Eleven retail store is located at the ground floor which is an additional convenience for the residence. Because of the minimal unit’s spaces, Princeton Residences is probably best suited for small families. The amenities - such as the swimming pool and multi-purpose room - are tastefully designed.

I have clients who already invested a here. They love the location, public transit oriented everything is within a reach, just a station away from schools, work place, walking distance in mall etc. From the lobby, amenity area you can see that it is well maintained, I remember my client ask "is this newly turn over?" I say "it was turned over 3 years ago" he was surprised. Unit turn over is worth it! Its getting more what you paid for.SULIT!

Princeston unit was well-furnished, clean and secure. The building was extremely accessible to public transport such as LRT 2 (Gilmore Station). Walking Distance to Magnolia.

The conglomerate has interests that include banking (Banco de Oro), retail (Forever 21 and Uniqlo) and mall management and development (SM Malls). SMDC is the group's real estate arm, and it's focused on residential projects that offer high-quality living at affordable, amenities-oriented condominiums at prime city locations.  SMDC has two brands: SM Residences and M Place. Projects with unit prices ranging from P1.5 million to P2.5 million are under SM Residences. The developments are located in familiar communities with easy access to conveniences like malls, supermarkets, schools and major transpo hubs. The company uses the brand M Place for projects situated in the metro's hotspots, with units priced between P1 million and P1.5 million.  In 2012, SMDC rolled out 9,403 units, which is equivalent to P21.9 billion. The company also increased its market share among its OFW clientele, hitting 35 percent in 2012 compared to 15 to 18 percent in 2011. SMDC was also cited by Forbes Asia as one of the “Best Under A $Billion” companies in the region. The internation business magazine's "Best Under A Billion" poll recognizes companies that have stood strong amidst a turbulent global economy, with annual revenues worth between $5 million and $1 billion. Qualified companies must also report positive net income and have been publicly traded for at least a year. SMDC was one of only three Philippine business groups from the Philippines that made it to the list, which was composed of 200 small- and medium-scale companies from 15 countries in the Asia-Pacific region.  For 2013, SMDC has set its sights on a growth rate of 10 to 15 percent. It also plans to launch expansions of three ongoing projects.
