The Good - Rada Regency stands tall on a corner street, which gives it a choice of views and makes it easier to access. Located in Makati’s Central Business District, tenants are just a walk away from all that they might need or want because of all the commercial, business, retail, food, and entertainment centers in the area. Studio, 1BR, and 2BR units are available in the condominium. Podium parking for the tenants are available. Pets are allowed in the building. The units are clean, neat and well maintained. The hallways and elevators are still in good condition too. On the ground floor of the building, there are some commercial spaces where tenants can go to the salon, spa, or grab a bite at some of the restaurants. The building also has some amenities on the roof deck like the pool, sauna, and the gym.

The Bad - The lobby can become quite busy sometimes because of the commercial centers at the ground floor. Most of the rooms feel quite narrow. Some of these units are also unfurnished so this may cost more time for home lookers who want to move in quickly without the hassle of buying furniture and appliances.

Property Management
Based on the building’s appearance, one can say that it is well maintained. Management allows pets in the building but sometimes it can also depend on the separate unit owners of they allow their tenants to bring in pets or not. Only window-type air-conditioners can be installed in the units. Renovations and repairs can be made but only with the unit owner or the management’s consent. Guests are allowed in the building as long as they pass security standards. For cable services, tenants may choose between sky cable and planet cable. Meanwhile, for Internet services, it can be either Globe or PLDT.
The condominium has security personnel attending the main entrance, lobby and podium parking area. It also has CCTV cameras in all the common areas inside the building like the elevators and hallways to monitor activities for the tenants’ safety. Even the amenities area has surveillance. Safety measures against fire like smoke detectors, automatic alarms, sprinklers, hoses, extinguishers, and exits are all well maintained and ready in case of an emergency. Escape routes and signs are also posted along the walls so tenants have proper directions available.
The lobby of the building is lengthy, but a little bit narrow. It has good lighting and a few chairs available. The lobby is connected to some of the entrances of the commercial spaces on the ground floor which is why it might be a little busy at times. A reception desk is also available for tenants’ and guests’ convenience. The building also has different amenities like an adult pool, a kiddie pool, a male and female sauna area, and a fitness gym that is fully equipped and clean. These amenities are located in the roof deck area which offers amazing views of Makati. The hallways and elevators are well lit and are properly maintained.
Unit Quality
The units are all in good condition. Although most are quite narrow, the walls and already installed furniture are sturdy. Noise is minimal between the rooms and in the hallways. Some of them are furnished and others are bare. Most of them will only fit about 1 to 4 people. The design of the building is a little more on the classic side. Each floor, has about 10 units each. Renovations can be arranged with either the unit owner or the management’s permission. All of the amenities are at the roof top. The building has podium parking and commercial areas at the ground floor.
On the corner of Rada Street and Dela Rosa Street, Rada Regency is easily accessible to places like Greenbelt, Glorietta, and other commercial centers in Makati’s central business district. For those with work or offices near Legaspi Village, Ayala, or Salcedo Village, it is easier to get to work since most of the buildings are just a few minutes’ walk from the condominium. The building even has its own commercial center which makes it even more convenient for its tenants.

LOCATION: I think Rada Regency was the best place I've lived in when I was still in the Philippines. It's right smack in the middle of restaurants, coffee shops, convenience stores, Makati office buildings, spas, gym, and even jolly-jeeps / carinderia. Going to Greenbelt was just a 5- to 7-minute walk and it's easy to get a cab at the foot of the condominium. A plus for me was it has a laundromat and a Korean convenience store as tenants in the first floor. :-) AMENITIES: I wasn't a big fan of using the gym and taking a dip in the pool, but I thought they were just fine. I liked hanging out at the penthouse though since it's very serene. VALUE FOR MONEY: Given its location, Rada Regency's rent fee was just about right (and friendly). UNIT QUALITY: What I liked most about the unit (and the whole building) was it's clean. No cockroaches and no funky smell. The studio pad may be small for some, but I thought that it was just enough for someone who's in the office day and night. PROPERTY MANAGEMENT: With my few encounters at the Admin Office, I think that the admin officers were all approachable and helpful (esp when you get into a situation). Judging from my overall experience with Rada Regency, it may suffice to say that their property management was a lot better compared to the first condo I rented in. SECURITY: I love Rada Regency's security! Their security guards were all very friendly and trustworthy. They will make you feel safe and that you're taken care of. They make rounds in different floors regularly; parking lot included.

Lived here for 3 years. Great LOCATION especially if you work within the CBD. The area is well-lit even late at night for those OT moments. Dela Rosa walkway is just across the road and Ayala Ave is on the next block so you get easy access to many of Makati's offices. Rada Regency is close to restaurants (KFC, Subway), coffee/tea shops (Serenitea, Figaro, Starbucks), convenience stores (7-11, Mini Stop, Korean store), salons, laundry services and of course malls (5 mins walk to Greenbelt!!!). Security is good -- guards are friendly, can tell residents from non-residents, and do regular checks on diff floors. PET parents will like this place -- loads of dog owners on my floor plus it's near Legazpi Park for those morning strolls. Good VALUE FOR MONEY -- rent is reasonable given its central location (perhaps even among the lowest rates there). UNIT QUALITY is decent. Lived in a studio type (about 19 sqm) so it's pretty small, but if you're a single working adult this would be a great deal. Couples/families may opt for other unit types. Area can be quite noisy at times (Dela Rosa is a busy street) but it's tolerable. COMMUTER-friendly -- easy to find cabs, UV Express terminals across the street, 5-10 min. walk to Ayala bus station, 25-35 min. walk to MRT station. Overall, I'd recommend this place.
