The Good - This seven-floor condominium offers units for office rentals on its second to fourth floors. It has a penthouse on its topmost floor. The units are spacious; the size is suitable for office rental.

The Bad - The façade doesn’t seem like a condominium. The entrance is at the side part of the building. The administration staff is hesitant in entertaining walk-in clients because of the poor building condition. The only elevator in the building is not functional because of an electricity bill issue. Also, all tenants will have to use the stairs even in bringing up their things because there is no service elevator. There are no hallway lights because of the pending electricity bill issue.

Property Management
The lobby and concierge are not presentable. There are no lounge seats for visitors. The units viewed are not well-kept. If there will be redesigning in the unit, it must be approved first by the administration and certain charges shall apply. There is no generator back up for power shortage. The electricity bill is under a sub-meter.
The entrance is not easily visible. Inquiring walk in are being checked and asked by the security guard before allowing them to enter the condominium. There are no evident CCTV surveillance cameras in the premises. The hallways are dim and might be an accident prone area.
The hallway has no lights giving it an eerie look. Light from the outside through the window at the hallway end is not enough to light the area. Parking slots are fully occupied. There are no amenities offered to its tenants.
Unit Quality
The unit looks old and dull though with ample space. The view from the window is not much pleasing: a road and establishments. The residential units have provisions for kitchen equipment but cooking is not allowed on the 2nd floor. The room has provision for window-type air conditioning unit. The number of units varies from each floor from 2 to 5 units.
Sayoc Building 100 is situated in Gil Puyat Avenue. It has commercial establishments on its ground floor and on its surrounding area. Transportation is not a problem because the condominium is beside a main road and trains such as the Philippine National Railway is almost near the building and LRT Line 1 is a short ride away from there.
