The Good - Even though the units are pricey, they are worth it because of the quality that the condominium offers. Varying amenities like pools, a gym, a function room, a playground, and a sky deck are available. The units come fully furnished, have a good layout, and are maintained properly. The location of the building is convenient for tenants. The Manansala is relatively new, so tenants can expect quality and premium units. Pets are allowed in the building. There are five common elevators and one service elevator available. A standby generator is available in case of power outages. Studio type, one bedroom, two bedroom, and three bedroom units are available. Parking areas are available in the basement and the podium.


The Bad - There are about 20 units per floor and 41 stories so crowding in the elevators may be an issue. The cable provider for The Manansala is restricted only to Sky Cable. Meanwhile, for internet services, tenants can only avail services from Sky Cable and Globe Telecom.


Property Management
You can immediately see from the facade, the entrance, and the lobby of the building, that it is well maintained. The building is relatively new compared to a lot of buildings in Makati which probably add to its fresh aura. The Manansala’s design is classical, incorporated with a modern touch. Pets are allowed in the building. Dryer vents are also available in each unit so tenants can easily do their lobby. Guests are allowed in the building as long as there is permission from the tenant and security. Repairs and renovations are also possible with the unit owner or management’s consent.
Security
Security is good in the building. Numerous security personnel guard the main gate, entrance, lobby, parking areas, and amenities of the building. CCTV cameras also monitor the other common areas like the hallways and elevators. Safety measures against fire are also in place.
Amenities
The building has many amenities including multiple swimming pools, a multi-purpose function room, and a children’s playground. All these areas are well kept, clean, and safe. The pool area is spacious and has great views of the city. The gym area is big, well-ventilated, and complete with all the necessary equipment. The lobby of the building is big, well-lit, and has a warm vibe to it. Most of the furniture are classic in design with a hint of ethnic and Asian accessories. A concierge is also available 24/7 to assist guests and tenants. The elevators are roomy, polished, and well kept.
Unit Quality
The theme of the building is classic, minimalistic, and Asian. The colors of the building are mostly orange hues. The unit floors are quiet even though there are about 16 units per floor. Meanwhile, the separations between the rooms inside the units themselves is quite different because some partitions are hollow and made of wood. But, they are sturdy enough and painted over well so they blend effortlessly into the room. The furniture and fixtures in the room are also sturdy and well-built. Overall, the units are spacious enough for about four people.
Location
The Manansala is located at Rockwell Center in Makati City. It is surrounded by commercial, shopping, and residential establishments which are also located in Rockwell center. The tower is about a 10-minute drive to places like Makati’s Central business district and about 15-20 minutes’ drive to Ortigas Center. The building is easily accessible by car, by taxi, or by jeepney. The place doesn’t become too congested at busy hours because of the traffic aides, and because the area doesn’t allow jeepneys or buses to come in. The number of people walking up and about the streets is also minimal.
