The Good - Even though the Salcedo Park was built in 1996, it still looks very new. From the façade to the amenities, you can see that everything is well thought out and done with elegance in mind. Security personnel man the lobby and monitor all the comings and goings of tenants and guests. The rooms are polished and designed well. The amenities are definitely top notch and so is its location.

The Bad - The street outside the building is quite narrow and lots of people from surrounding buildings pass near the condominium, making it crowded at certain times.

Property Management
The property is developed by Megaworld Corporation and managed by First Oceanic. There is 100% generator back up for the whole residence in case of power failure. Any cable, landline, and Internet provider may be used by the tenant. The air-conditioning system of the whole condominium is centralized. Guests are allowed to come in with permission from the management. Pets are allowed in the building. Gas or electricity may be used for cooking.
The building security is good. Several security personnel are stationed in the lobby and main entrance of the condominium. Guests and deliveries are allowed as long as there is permission from the tenant and the security personnel. There are 24-hour surveillance cameras monitoring activity in all common areas. Fire precautionary measures like sprinklers, smoke detectors, alarms, and exits are in good condition. Evacuation routes are easily accessible, and always ready to use in any emergency situation.
The grand lobby exudes elegance and sophistication with its high ceiling, plush chairs and couches, and grandiose decor. The lobby also has a concierge to attend to any of the tenants’ or guests’ needs and complaints. The condominium’s amenities are complete with everything their tenants might need. The infinity pool, children’s pool, jacuzzi, and the playground overlook beautiful views of the Makati skyline. There is a lounge area with free Wi-Fi. A conference room, party lounge, game room, music room, and a gym can also be found in the residence.
Unit Quality
There are six elevators in the building. Two of which are used as service elevators. The walls are all nice and solid, so less noise comes through. The hallways and corridors are well-lit. The rooms have an updated, modern design. They are wide enough and can accommodate a family with up to 3 to 6 members. The overhanging centralized air-conditioning units may seem quite obtrusive and un-appealing to some. Renovations can be made to the units with permission from the administration. For a decade-old building, it still looks new and in great condition.
Being in the busy corner of Salcedo Village, the building is surrounded by other condominiums, business, commercial, and retail centers. This makes it easier for getting all their needs and services. But vehicle and human congestion can be heavy sometimes because of the narrow road and side walk in front of the building.

The building is a wonderful place to live, that's the bottom line. The staff are friendly and helpful, the security are attentive and take their jobs seriously and the facilities are impeccably looked after. The units are a great size and really the only down-side to the whole place from a tenancy perspective is that some of the units have old-style air conditioners and if you like it cool you are going to face large electricity bills. Other than that I would solidly recommend the place. Final thought - the pool is fantastic.
