The Good -

Overall, the place looks well-designed and properly built. The maintenance also seems to be on point with the evidently clean and spotless floors and nicely painted walls. The units are spacious and some even come fully furnished. Based on the building’s façade, you can immediately tell that the condominium is well taken care of. The 24-hour security is tight. There is a school right across the building and the roads are not traffic-prone.

The Bad -

The building does not have any amenities, so residents may have to find another place to exercise, play, swim, and relax.

The Verdict -

Villa Alicia is highly recommended for anyone looking for a new home to invest in. Not only is it a cozy place but it is also well-managed, properly maintained, and tightly secured. Everything from the units to the common areas is clean. The designs are simple but practical. In terms of location, the building is in a good spot because it is only a few minutes away from groceries and malls. Despite some minor shortcomings, the condominium is a definite must see.

Forte Realty Corporation

Forte Realty Corporation (FRC), was established and registered with the Securities and Exchange Commission on February 4, 1981. Its first mass housing project was South City Homes in Biñan, Laguna under a management joint venture arrangement consisting of  2,000 single-detached housing units. The primary beneficiaries of the project were Pag-Ibig members which included public school teachers, soldiers, policemen and other low income beneficiaries.  FRC provided general project management, technical planning, buyer’s loan origination and marketing management services for the project.  The development started in early 1981 and by the end of 1985, the project has been fully completed. In January of 1986, Casimiro Development Corporation (CDC) engaged the services of FRC to provide general management consultancy, marketing management, loan origination and technical planning for its first mass housing project at Talon, Las Piñas City. Up to 2011, FRC provided management and technical service requirements of CDC for its mass housing projects which accumulated to a total of 30 sites consisting of more than 5,600 housing units located in Las Piñas City, Cavite, Caloocan City, Tagaytay City and Bulacan. In 1992, FRC entered into a management joint venture agreement with San Miguel Properties, Inc. to undertake the development of its 24 hectare property located in Calamba, Laguna into a low income mass housing project consisting of 3,000 units.  The project named Villa de Calamba, catered mainly to factory workers and minimum wage earners employed within Laguna, Batangas, Paranaque and Makati.  The project was fully completed by the end of 1996. In July of 2006, FRC ventured into inner city affordable housing.  Its test pilot project was Villa Alicia I, a 5 storey residential walk-up condominium consisting of 33 units located along Arnaiz Avenue, Pio del Pilar, Makati City.  The project was fully completed by August of 2007.  The next project was Villa Alicia II with 66 residential condominium units located at Zamora Street, Pasay City which was fully completed in 2010. This was followed by Villa Alicia III with 98 units located at P. Tuazon Boulevard, Cubao, Quezon City and Villa Celedona with 22 units located at Coronado Street, Guadalupe, Makati City. These projects were fully completed in 2013. The latest on-going project of FRC is Tierra Verde Residences located at Dasmarinas City, Cavite consisting of 255 low cost mass housing units. This project is estimated to be fully completed by the middle of 2016.
