About This Project

The Good - The Jazz Residences at Makati is one of the newest projects of SMDC, offering the comfort of accessibility and luxurious living near Makati’s central business district. The Jazz Residences sits comfortably on top of the Jazz Mall, enabling its residents full access to its shops, restaurants, and the SM Hypermarket.

The Bad - There is more emphasis on the amenities rather than the unit itself. Some 1BR units have smaller cuts for bedrooms. While the Metropolitan Avenue is virtually flood-free, some of the major thoroughfares near the Jazz Residences are flood-prone during heavy rain. Once all the shops in the Jazz Mall are open, expect heavy traffic along the area.

Property Management
As SMDC promotes construction of “vertical villages”—combined residential and commercial functions—this condominium is a concrete example of their ambition as the Jazz Residences share the same space with Jazz Mall. FDP Asia has set lenient condominium policies. Basically, they allow any service provider for landline, internet, and cable TV subscription. As a precaution against gas-related hazards, the residents are restricted to use electric kitchen appliances for cooking.
Security is tight in the Jazz Residences. They usually do not allow anyone to enter the residence unless dutifully inspected by the security personnel. Although strict, the security personnel are courteous in responding to questions and queries. On the other hand, CCTV security cameras can be found around the common areas of the condominium.
Unit Quality
SMDC promises comfort and convenience combined for the residents of Jazz. However, while they offer topnotch amenities for Jazz, the unit itself does not fulfill its promise of comfort. The unit layout has allotted more space for the living area, dining area, and the kitchen area, while compromising the bedroom in the unit. Judging from its fully furnished units, a queen-sized bed occupies too much space within the bedroom. On the other hand, bulky furniture and appliances can take up too much space within the unit. Residents living in the lower floor units facing the Metropolitan Avenue hear some noise coming from the traffic during peak hours.
Jazz Residences’ primary asset is its proximity to Makati’s Central Business District. Nearby are different educational and commercial establishments such as SM Makati, Glorietta, Greenbelt, Assumption College, Mapua Institute of Technology, Ateneo Professional Schools, RCBC Theater, and Makati Medical Center. Even though the streets surrounding the condominium does not have any history of flood during inclement weather, the condominium is elevated at least a meter above street level. Although major thoroughfares are near the condominium, beware of the traffic congestion during rush hour.

Location I rated it high because it is a walk away from my work but the bad news is that my unit is in front of cemetery. Amenities Compared to others, it is okay but not the Best because they will charge your guest 150 pesos for use of pool. You've been warned! even if your resident and you have a guest and even your paying the condo dues, being charge for that. and the Worst is if you didn't pay it, they will put interest on it. So how about a penalty, with a interest? Usufruct?! YES! Value for money For Green Mist, it is wow, they earned every time, for residents and tenants, not value for money. Charge w/o warning. Security I rate security being lowest because its not consistent. When you have a guest, the secutity guards are not courteous and intimidating, for example, my guest has travelled from Hungary and have a 100kilos huge backpacks. No valet offer him assistance instead he was interrogated (judge by his looks) and intimidated by the semi bald guard in Tower B. As for my own experience, I was walking with my 10kilos water on hand, then he interrupts me going to elevator and ask for my ID even though I am relative to the owner and has an authorization duly authorized by second floor to stay and I was residing in my unit for almost 3mos, and everyday I walk in front of him. That is the way security in Jazz. Another example, My colleague was being interrogated though she applied for an ID and has receipts, after 6mos, her ID is not yet released she was being humiliated by guard infront of her mother, so she go to second floor, only to find out that her ID is not yet released, but one resident found her ID in another box so she thought it was misplaced, God Forbid, she found her ID in another unit, only then she founds out, that is the reason it was delayed (fault of Green Mist) and the deal is that, when never heard of them apologizing. This Green Mist guards is not consistent, they are selective and intimidating Not courteous.

Location of this project is excellent with a short walk to Sen Gil Puyat Ave., strategically located in the corner of Nicanor Garcia St. and Metropolitan Avenue in Bel-Air. ; very accessible to Public Transportation.. Amenities are good with the Jazz Mall and SM Commercial area in the building a plus... The cuts are small and a bit pricey , but the major advantage is the location in the Makati Central Business District.
